      Exactly, this guy makes the argument that people don’t want to own homes. No, we can’t afford to buy homes because of stagnating wages, unchecked crazy increases in rent prices, and companies like this buying up all the affordable housing to rent for a profit.
      This thievery should be illegal. People can’t afford to live anymore.

    We need to address these schemes federally. It needs to be made illegal. This is massive reason first time homebuyers like my peers are being out bid by $100k for what are already $550k “starter” homes.

      @@lmay1466 They buy all the homes in good school districts, near urban centers, where people need to live. They aren't buying homes in rural Nebraska. So they aren't buying all the homes, just all of the most important homes.

      Yep, they have taken over my charlotte nc neighborhood. I stopped counting when they hit over 30+ corporate rentals. They pick the no HOA community so they have no rules. 18 wheelers, no yard upkeep, no pride in the neighborhood.

      All institutional investors combined own only about 400k single family homes. There are over $128 million single family homes in the US. They don’t even own .03% of the single family homes. They are not stopping people from buying homes. They actually will not pay as much as a homeowner will, but they do pay cash.

      What do you think the outcome of increasing thier taxes will be? They will pass the expense onto their consumers which in turn will perpetuate the "problem"
      It's a business.
      Don't hate the player, hate the game or learn to play.
      I'm not supporting this activity, just understand that there were once all these homes available for sale; ie, available inventory. Meaning, people couldn't afford to buy so it's inventory just sitting there. What happens when inventory just "sits on the shelf"?
      They saw an opportunity and took it. The banks don't want to own these homes, so they sold them off.
      Other than implementing a tax increase, what other solutions can you think of?
      They will eventually face serious revenue strategies if no one can afford to live in their homes.

      The point is that they are not responsible for the massive price appreciation seen in real estate over the span of the US. Their impact isn't big enough to drive the entire real estate market enough. A lot of people like to say they are why homes are so expensive

      Nearly two thirds of Americans already own their own homes which already makes that number impossible. Secondly, if they buy up housing and rent it instead, that increases the supply in the rental market. The reason that housing is expensive has nothing to do with these corporations. It has to do with the fact that for the past 50 years state and local governments have basically made it illegal to build more housing. When housing supply goes down relative to demand than the price goes up.

      It’s 2% of all houses, they are including all the areas that people are leaving. There are plenty of rural areas that houses are abandoned, due to lack of good jobs.

      It's 1 out of 5 homes they own in many big cities. That's 20%. The WEF (that the US has joined itself to over the last 3 years) said it was going to be this way. No ownership except by corps. and gov. by the year 2030. It's on their website.

    Tricon says only 2% of rental homes are owned by big companies like theirs. But, clearly, big companies own a MUCH higher percentage of available "starter" homes, which are in short supply already and which they deprive families of the opportunity to buy.

    I believe that cities need to make it a requirement that if you are going to buy a home you, or someone related to you, has to live in it. Turning housing into an investment is just going to keep making the problem worse and worse in this country. Investors and investment firms just suck. So does AirBNB.

      ​@@musictosoothe People want communities that aren't transitory. They want neighbors who are going to stay there and want to keep their own homes in good condition. When the investors move in, and too much of a community is converted to rental properties, it isn't a good thing for the community. Sure some landlords live close by and do care about the properties they buy. But many do not - both corporate and individual investors. The individual investors many times just want the rental income and will keep things up as little as possible.       In Finland you have to live in a property personally for 2 years before selling or you pay the 30% capital gains tax on any profit you make. This should be the norm everywhere and even stricter rules to stop companies like this. Accommodation like food is a basic human need and should be protected from opportunists like this guy and his company.

    I was driving around yesterday and saw a sign with new construction that said "starting at $900k".... this is straight up foolishness. It was in a very rural area and none of the houses around it could be more than $300k in my estimation. I will never understand wanting something so bad you're willing to do everything to afford it. This is not a good thing happening here at all. Leave 'em empty

      I decided to relocate to a small town in SC, 1 traffic light, everyone know you wherever you go. Love it, now all around me homes are going up. They talk about a housing shortage and I have to wonder where is the shortage. DOWNTOWN Nashville, TN apartments are going up like crazy. I have to ask where is the shortage or is it just a ruse and actually the price to rent or buy is not affordable. Check your area are they building?

    The crazy thing is how much they control the real estate market. If the value of homes are going down and instead of allowing their investment to decline they will just continue to purchase more homes to keep the demand up.

      So if the stock market starts going down and you start losing money, you just buy more of the stock to drive the price of your own investment up? That is the most ridiculous thing I've ever heard.

      They buy 100k houses for 150k in CASH, so why wouldn’t they also buy 100k houses when they can get them for 80k? They are in it for the long run, not for what they can sell the house for next year.

      @@CyFi6 That's called dollar cost averaging down. So if Apple or Google drop 40% during a market crash, you wouldn't sell (only if you're desperate to or panicking). But you're buying more of the stock on bargain prices as you would've if the stocks kept going up over time. You hold long, and you recoup your cost basis much sooner, and profit much faster.
      Many people think that even if housing crashes, these companies will treat it the same way. A few toxic firms may go belly up, but many others will still be cash flowing these rentals (which they bought at basement interest rates), and will easily still continue buying more RE during a crash.
      If prices go up, it's nice for them. If they go down? They'll just buy cheaper, adjust the rent, and continue collecting cash flow......other than staunch legislation, I don't see this being fixed now. It's become bigger than anyone thinks. Pensions are now tied to these companies, so even people that think they want to see them get hurt? May end up losing a ton of their retirement.

    They have been a disaster in our neighborhood. Multiple cars totally block the sidewalk and keep people in wheelchairs, walking with canes or pushing a stroller from use of the public sidewalk. The driveway is covered in grease and four trashcans litter the yard. Multiple contact with the corporate office only ends in frustration! Do whatever your can to keep these people OUT! The rents are so high that the tenants are sub leasing rooms to others to pay the rent. They have no idea who is actually living in these properties! Call your Congressman NOW and demand legislation to stop this. I wish I could post a picture so you could see that the home once rented does NOT look like the before picture.

    Foreign & international investment firms can easily launder money for investors via real estate investments. This Canadian company, has immediate access to a lot of money to buy up thousands of homes in US.

    About 40k people will own EVERYTHING from the sneakers and clothes u wear to the oil fields, utility poles , sewer systems , it took them about 40 years but they have systematically taken everything while the masses refinanced , partied and shopped.     This is impacting rental property as well. Had a friend wanting to move to Atlanta but couldn't find a place under $1700 for 1 bed and 2300 for 2 bedroom. The place they did find changed the rate during the application process to 2k for 1bd

    I watched and recorded the episode of 60 mins, they omitted the couple who said they would love to buy a home. Unfortunately, big corporations are buying up these homes and renting them out at astronomical prices. Tricon, at least 1 person in particular seem to think Millennials are not interested in owning a home.

      Exactly I don’t get why she’s laughing and not asking why a single family home rental company saw a 67% increase in revenue during a pandemic in which many lost jobs and income? Why didn’t she ask the implications of the company practices on achieving the American Dream through home ownership?
      The American people are being told “own nothing and you’ll be happy” but I’m watching a CEO who is clearly ECSTATIC about owning and buying more single family homes? 🤔

    So many homes in my neighborhood were bought by companies and then a month later listed as “for lease”. It’s disgusting since you have to essentially have two incomes to afford anything.

      Looked at a home listed for 235k. I felt it was overpriced but would probably go for 250k. Nope. An investor paid 290k in cash and it was listed for lease a day later.

Money laundering the proceeds of crime, or from corrupt business entities, is channelled through property purchases in every single Western country. And, as many commenters note, a substantial percentage of those homes remain empty. Whether it's Russian owned mansions in London or Chinese owned penthouses in NYC - the same game plays out around the world. Realtors acquire great personal wealth by looking the other way, and not making robust inquiries or reporting their buyers. In many cases the realtors are found to be complicit - by helping foreign nationals to buy luxury properties through shelf companies. The government controls and investigations of suspicious property purchases are poorly funded - not enough feet on the ground to do their job effectively.

    It’s a shame that we would allow a foreign corporation to do this in our own backyard. I’m a single mother trying to find an affordable home to purchase and don’t even make it past the initial offer when the affordable homes I qualify for are snapped up by a cash offer (presumably investors). What chance do normal mid-level salaried employees have these days?

      This is creating urban decay and destroying our schools. In Denver alone enrollment is down by 3000 year to year. Biggest problem is the single family homes are either out of reach for families to buy or rent. Or they are short term rentals.

    One day in the future you too might be able to rent you very own home. Turning the suburbs into apartment style rentals by controlling the housing market in and around densely populated ares. Access to housing needs to be a constitutional right protected by government if guns are.

      anyway, i was not suggesting guns were an answer, just pointing out why the 2nd amendment was devised in the first place. guns are useless now. DoD are pouring money into autonomous drones, neurobiological weapons, smart dust, nanotechnology, an AR-15 might as well be a paperweight. but the intention was there, for it to protect us from this very situation.

    It makes me uncomfortable just watching this. My fiancé and I have worked so hard to get the jobs we have, and we can’t afford to live in Florida with our families. We’re looking at moving out of the state, or even out of the country, because we just can’t see this country’s government stepping in to protect its citizens. This country is suffering and its people are suffering. No one can live amongst this greed and thrive. I think it’s time to leave.

    Greed is ruining this country. Laws should prevent these schemes.
    First off, there needs to be more of a movement for tiny and shed houses. Cheap basic affordable housing for homeless and poor. Small single-family homes three bedroom two bath should have limits for rental.
    Large corporations and real estate investment firms are raising the prices of rents and driving up the values.

    This should not be permitted. Ban foreign acquisition of US real estate unless it is owner occupied. This is absolutely outrageous. There should also be significant restrictions on RE ownership by large leveraged companies.

      while we are at it make buying laws that eliminate these leeches for single family homes. there is a place for rental and it is in higher density apartments. breaking up any landlord corperation that have anything near 50% market share in a single city as well, there is a reason our grand parents broke up monopolies and we seem to have forgotten this lesson.

    This is why I want to live in a more rural area. Hopefully buy an empty lot (doesn't need to be huge) and build my own small house... At this rate it might end up being cheaper in the long run than being forced to outbid corporations or pay extreme rents.

      We moved from the city to a semi rural area about 4 years ago. There were some vacant lots around our house. Now all the lots had been sold, and new houses were built by investors. Looks like we are in a subdivision now, and the taxes just skyrocketed from last year. Our house is no match for the new surrounding houses but we are taxed the same.
