I think I could trust my 90+ yro parents in one of her homes if needed. taking very little into a deal and creating an evergreen cash flow, conservatively. i need to hear more on her progress over the first 3 years. just wow. thank you and congrats. My Hubby and I are Gators and doing wholesale and SubTo. Ultimately, our goal is to start our facility and also scale our quality & compliance program!

Unfortunately your citations are not just wiped out because you change the license on the wall. Yes it is attached to previous administrator but they will come back and check the facility and it will still show up on your buildings tax id. Unless you change that id. My husband is in LTC and it can be a wonderful business, but right now it does have some of it's difficulties still due to Covid, especially with staffing. Just keep up your positivity and having the mindset of putting your residents first. Definitely agree with slow incremental change of rent. Residents do leave if rent is raised to quickly. One other tip if you have an open bed or two...turn them into beautiful model units. Families love to see units staged. Obviously very similar to real estate. I always set up model units for my husband when they are down a bed. Wish you all the best!

My experience with my mom in assisted living in Waco teaches this "non-medical" assisted living is care most insurance won't pay for and has a limited market. Gotta have nursing staff 24/7

this is amazing. $12M in businesses in 3 years, but did they leave out ll the payments made to the sellers and banks? isn't that going to reduce their "cashflow" by like 70%?
1 problem that REGULAR people have is that these RE gurus want to help you but they sell their course for $10k on top of that you gotta buy other parts of a course and invest even more to try to get a deal. Most ppl don't have 20k-40k to take chances on a course that might not even work
Pace, your premise that the answer to your problems is kick your RE broker to the curb, you leave your followers like sheep waiting for the wolf. A deal like this with an honest reasonable seller is a unicorn.
I actually advised her to go through an attorney... and I paid for it out of my pocket. A business buying attorney knows way more than a broker does and has more experience structuring deals like this.
