Honest question. Let's say your company build and manages all the villas (Maybe not this one, but the smaller ones). Why wouldn't you start listing it on AirBnB yourself? You expect an average ROI of about 15%, the leasing contract is 30 years long and it costs 88k. That would give you an yearly return of 13.2k per year. Meaning in the 30 years your initialinvestment would've almost quintupled (5x) to 396000k. So why are you leasing these?
Hey, that's a very good question! We love good questions like theses... So for your info, we actually own alot of these villas as personal that we keep as rentals, we are not only a real estate agency but also developers, investors and even a management company ourselves. (We rent our villas through multiples booking platforms like agoda, airbnb, booking.com ect) The returns are insane, which is why we invest ourselves. BUT, that for us is a passive income. Our objective through building villas complexes is to sell some of them and accumulate rental properties for ourselves. If we only kept villas for ourselves and didn't sell them we would've never owned as many villas!
