    Another plus is that most of these communities allow golf carts which are great for getting around, not just golfing! People who perhaps can no longer drive a car for many reasons can still feel mobile. They also save $$ if you can access restaurants, stores, etc. in your cart.

    TV has the drumming on balance balls too. Wish they had free INDOOR fitness centers

      Drumming on balance balls sounds like a blast! And we totally agree-indoor fitness centers are a must-have amenity when it comes to braving the Florida heat!

    I just backed out of the $350K purchase of a very decent 1900 sf single-family home (built in 2005) in a very nice, super clean, very well manicured, 24-hr manned, gated community (1500 homes), resort-like heated pool, restaurant, fitness & community center on FL's east coast in a newer, upper-middle class, growing area. After reading through the voluminous HOA documents, I could not swallow the $5000 annual HOA fee + $5000 annual property tax + $2000 annual CDD. The HOA financials indicated that worker comp and property insurance for the community increased 20% last year. But still kind of regret not closing the sale.

      Totally understandable! The fees add up so quickly and can be tough to swallow. We don't blame you for having second thoughts-finding the right balance between cost and the lifestyle the community provides is SO important.

    Explore 55 plus is a great palace to find out what over 55 is about.
    Our over 55 community is great. It is what I call an organic HOA. There is no management company that runs the place. We have 110 employees of the HOA that maintain the 63 holes of golf,pools, lodge, tennis and pickle ball courts, our new 3.5 million dollar fitness center. We do contract out the gate and the country club restaurant. We are the only customer of the county that uses reclaimed water irrigate all of our acreage which is huge in controlling our cost and keeping our property green all year long. Finally we get cable, internet, DVR, unlimited executive course golf for the low monthly HOA fee of $400 per month and there is no CDD.

      I'm confused. I'm looking at a property tax record for a home in Sunbridge DelWebb, and school taxes are included. What am I missing?
