  • How to Prevent Humidity and Moisture in a Basement and Garage
    In many homes there is the possibility of moisture and high humidity on the lower levels. This could be in a basement, garage, or crawl space. In all of these locations, it is a good idea to help limit the moisture content so to prevent mildew and mold from forming.
    I have made a bunch of waterproofing upgrades to my house and wanted to share them with you. I hope you can benefit from some of these too.

    Everything BUT ONE, are good tips. The exception is running a perimeter of drain pipe to a sump pump, with the WEEP HOLES DRILLED ABOUT EVERY 12 INCHES. I had a very pleasant basement, no humidity to speak of, where I dried laundry on lines running the length of my ranch-style home. But, when power failed, usually during a rain, or storm, the basement took on around 1-2 feet of standing water which perked up thru the floor and foundation. I had a company come in, explained what they were going to do, and did it. THEREAFTER IT WAS MUSTY, HUMID AND VERY UNPLEASANT. This went on a few years and I was most unhappy: a) it was terribly expensive; b) I lost the dry atmosphere, and gained a musty one. A family friend with common sense advised me to lay strips of tar paper in the open/stone-filled gutters (which allowed the damp into the basement), that I'd paid heavily for, and cemented over the tar paper to keep out the earthen humidity which became MY humidity. It worked! DRILLING HOLES IN ONE'S 'BOAT' IS NEVER A GOOD IDEA! I instantly regretted it on various levels! The large open/stone-filled perimeter, and the open holes in the walls near the floor was a disastrous decision! BUYER BEWARE ! : / I also used Thoroseal, which was a life-saver!

    For a great dealing "paint" try Masterseal 583(white) or 581(gray) made by BASF, it used to be called Thoroseal. It is an elastomeric product you brush on and it can be used to seal a cistern or even something like a concrete pond.
    Water can be a pain.

    As for me I have a handy guinea pig everytime I clean up he's just there faithfully watching me clean up it's like he enjoys watching do work he just be there munching out looking like he watching a movie eating popcorn blessed be all the handy pets

    We had a huge 100 year old outdoor water tank on our property that was used by previous occupants to catch rain water from out detached garage. We have thankfully removed.
    The floor was caving in from the weight of the water which sat for 30+ years and I think that is a big part of why I’m having such high humidity in my basement. Currently have 2 dehumidifiers working day and night and can’t get humidity below 69-70%. Do you think the water stop cement would be ideal for filling in the large cracks in the stone where the tank was?

    Hey, If I wanted to have a Square Space in my garage, say 10sqft dehumidified, how would i do that? Looking for ideas to build a cheaper alternative to a cold room to store products that go bad due to humidity

    I have same garage ,made out of cinder block,it is not heated space,so is there anything I should do outside first? Like tyvek and siding,than paint the inside? What about styrofoam insulating? Can I put it on the outside walls ,or inside? So many variables! What to do?

    Laying down plastic on solum ground in the crawl space is madness. This causes the ground to sweat and exacerbates moisture which in turn can cause mould and rot.

      You are supposed to encapsulate crawl spaces with vapor barrier on the exposed ground and seal it up the foundation wall to prevent the ground moisture from causing mould on your framing and in your house.

    We just built our own gutter-system in the basement. It's not expensive. You create concrete canals about an inch from the wall and direct the water to your sump pump.

    The best helpers are Dogs notice how the roops is observant learning how to do house work the dogs in my pops house are handy dogs always taking part in house work or when working on the motorcycles shoot the dogs are even there observantly watching as the cook dinner they already know all the recipes.

    Don't use that floor gutter idea. Your goal is to get the water from getting in, not to move it around.

    do not put plastic down in a crawl space. All you are doing is trapping the moisture creating a nice environment for bugs. You must have air movement so ventilate the air.

    Don't want to be the bad guy this is a positive comment
    Waterproofing the interior of the concrete wall will shorten the life of the concrete
    The concrete needs to breathe just like a living thing otherwise it will crumble
