I have been doing PM for 12years now and Love how professional and ON POINT you guys are. got a question. if you deny the tenant's app, and you are not telling them the reason why they are denied, how are sending them the adverse action notice? what option are you choosing? cause it's asking to choose why they are denied.

At 26:00 when you mention birds and snakes as "service" animals I am somewhat skeptical. I have seen a wide variety of pets that owners claim are for "emotional" support but do not have the status of service animal. Some institutions will give them similar status if documentation is provided by a qualified health professional. However I believe the law in this area is still developing.
