These are both great questions. I have too many books I love to mention, so I will give you three that I have really enjoyed in recent years: The Ocean at the End of the Lane by Neil Gaiman (Beautiful language and a very interesting story) The Curious Incident of the Dog in the Night-Time by Mark Haddon (Written from the perspective of an autistic child, and uses the present simple. It's not my favourite story, but I thought it was a unique book that students would enjoy) Educated by Tara Westover (A shocking story that is based on the author's experiences growing up in a very religious family) For grammar books, I'm honestly still looking for one myself. Oxford Grammar for EAP is a pretty good one, though. Good luck! :)

Read (in past) and read (in present) has different pronuntiation. My question is: which other verbs are like those? I mean, irregular verbs with the same form written in all the tenses but with different pronuntiation in each tense.

It depends on the level of the beginner. If it's a level 0 beginner, then I suggest learning some basics first. :) But if they can read a bit, children's books are a good start. Pete the Cat, Peppa Pig, etc. :)

It’s the object of a preposition (by) so it’s a gerund.
