Its simple math the government pays you 80% and you forgive 20% instead he rather loss, instead of letting the government pay him 80% and just to forgive the 20%. They owe $17,000, 80% of $17,000 is $13,600 the government is paying the landlord out meaning he would only lose out on $3,400 come on be serious he preferred to lose $70,000 on his sale rather than just letting the government pay him 80% of the rent and losing out on $3,400
The government pays 80% of back rent if the landlord applies for it. The tenant has to apply for the housing grant to cover the other 20%. I have no idea why they refused to apply for it?

I practiced law in California when I first passed the CA bar. I was an associate so the partners would give me the tenant/landlord cases. It was ridiculous how long and what amount of work went into evicting people. Meanwhile, they trashed the property and paid no rent. I moved to Texas and found out you can evict someone for the slightest problem, like paying your rent a week late. The Constable goes out and physically evicts the tenants.

In this age where pensions are rare and not everyone has a job that offers a 401k, being a “mom and pop” landlord is one of the only ways to prepare for retirement and build wealth. Most individual landlords have only one or two properties. Absolutely not right that the government is placing this burden on individuals . They should be paying the rents. Many tenants have collected the stimulus and consistent unemployment but still are jot paying their rent because they know they don’t have to . How is that not fucked up ?

What they did to renters was just wrong. I didn’t have a job for 6 months when Covid happened and I paid my rent every month. In my head there were NO other options. I could never do that to someone regardless of what the temporary protections were

@@butch420cassidy4 How can they not do that? The cost of doing business has gone up exponentially for them, and their risk is out of sight. To avoid skyrocketing rents, the government would have to do two things: guarantee the landlord a fair return on his/her property, and remove the risk of default by the renter, i.e., pick up the tab for deadbeats. Sadly, this is unlikely to happen until all rental properties are gobbled up by hedge funds, screwing small landlords. Then, of course, government will kow-tow to big business.
Wow. People taking advantage of landlords. I worked the whole way through COVID. I nevered stoped paying my landlord. Single parent. There are jobs out there people!!
This administration is putting many families in difficult situations. A lot of people are financially struggling to live, put a roof over their head and put food on the table. Things are getting worse these days, if you don't find means of multiplying your money you might wake up a day to realise you didn't plan well for yourself and family.

Oh but it is. The grand standing bullying governing authorities don’t care, the local courts are in collusion . I know from 1st hand experience. But notice all mortgages utilities & tax bills weren’t put on hold due to Covid As, I encourage all mom & pop landlords going forward, if you can finally get a reprieve from these bullies you might be better off holding onto your property & not renting it out. Ex. Appreciation of the property vs loss rent, utilities and repairs They’ve made it to easy for the crooks to beat you.

It’s irrelevant whether the renters have new cars or not - the crux is that the Government has mandated that the rent that people pay now does not have to be paid because of hardship - they have only provided for one side of the equation- the new hardship created by this mandate on the landlords is simply not addressed. As a 65 year old who grew up with parents who owned rentals I can say this: NEVER be a landlord! It is nothing but problems. This latest "policy" is this, in its raw form: "Landlords MUST provide FREE housing to renters". As that man says in the video, what other industry is forced, by law to provide their goods or services FREE to the public?

Exactly. My husband was fired the week before lock down and was completely unable to find a job. We made our mortgage payment on time monthly. I had to sell things I didn't want to but I made it work so we didn't lose our home.

I was out of work briefly and went back at 70% capacity...I have paid rent too, and it really pressed us financially. I also paid for nothing using credit. If I don't have the cash I simply can't afford it. Sold a lot of stuff we could live without including a second car. Tough times, but it can be done.

Once you understand that it's not about 'protecting people' but about buying votes, it makes plenty of sense. It's all a numbers game, identifying a transaction type (Student Loan, Rent), how many people are on either side of it, and giving the Larger Number of People a freebie on the backs of the Smaller Number of People. With the expectation that the Larger Number of People will vote for you in future elections. Student Borrowers greatly outnumber Lenders. Tenants greatly outnumber Landlords. What complicates Student Loan Forgiveness is the fact the government has taken over that business, so people are waking up to the fact it is the taxpayer, ie THEM, who will be getting stuck with the bill.

Sorry folks, if you think that banks are going to have a stock pile of house. They reached out to a majority of mortgage holders and extended their loans up to 40 years if they're behind. So it's a crazy time. Banks learned from 2008 ‐ 2011 housing bubble crash. They still get money and owners still have their house.
They did that here too. We had a moratorium on evictions, but I kept paying may rent. I signed an agreement, and I did not lose my job. Neighbors thought they didn't have to so they spent the money like they won the lottery. I warned several of them that this was a huge mistake and will haunt them financially for the rest of their life. After it was over, they were all evicted with huge debt with their credit destroyed. Try finding an apartment with an eviction on your record -- good luck. Some people are so freaking dumb it's gobsmacking.
At the end of 2021 I left Austin TX and ended up landing in southern Georgia. My new landlord said it was a big positive that I had kept paying the rent going through Covid in Austin.
Oh those poor landlords! Controlling other people's lives. Constantly harassing them every single month with ridiculously high rent prices. Do you realize tenants live in constant fear of not being able to make the rent or the rent being raised. We are property owners and our renter decided he wouldn’t pay either. The mortgage companies wouldn’t help. They said we had to go into foreclosure if we couldn’t pay. No help for land owners. Planned.

No one expected the 🌎 to shut down an almost everyone to lose jobs.Alot of us that lost jobs were denied unemployment with 3 kids & NOT 1 job offer since June.Most people didnt have savings when this started like myself & I dropped all non essential bills aug 2019.A survery said majority of savings for just essential Bills only lasted a half of month to 3 months.
I think many people took advantage of this. I’m a renter and would never dream of doing this to my landlord. Number one because it’s stealing and two because he is the most amazing and nicest old man anyone would be lucky to have as a landlord. Shame on those people for stealing from that man.
I know it is a two year old post but I agree. I was living in a duplex at the time and I suspect the couple who lived in the unit next to ours was stiffing everyone, not just the property owner but also the utility and gas companies. I got information by accident because it was a normal error to get our unit numbers cris-crossed because of the quirky way things were done in that city, and I would have to tell someone "that is the other unit" or put the long overdue bill into their mailbox, to keep it vague as possible. In a very dark twist, the thing that got them out was literal death; one of them was taken to the hospital from an illness and died there, so the other one finally moved out.
The goverment DID NOT tell tenants to stop paying rent. Most tenants continued with the obligations of the tenancy agreement. Those that did not, were always going to take advantage.
This is horrible. They got over big time and this will hurt them forever. No one will ever rent to them again. I don't understand why people think they can live for free.
I been a landlord for over twenty years and yes it’s great when the tenant(s) are paying and respecting your property but when they stop paying and/or tear up your property no amount of money is worth those headaches.

More than once I foreclosed on a property that I didn't sell, I just lent money on, a property that the borrower already owned and was living in and was clean, and discovered they'd started hoarding trash and punching holes in the wall. The government should pay the rent to this man during the crisis, then when the crisis is over, make the tenants pay back the rent to the government , at what ever % the government is happy with!
There are countless stories of landlords who lost so much , lie after lie from tenants and government tenant protections. It’s been a roller coaster of emotions and complete financial distress on my end. I pray this will end soon. 🙏🏼

@@patfr.2966 It's because they're getting an extra $300 per week in addition to their unemployment benefits, so the family member is probably making more now unemployed than if he were employed. But the extra money is supposed to end this month so they'll be forced to go back to work eventually.
Our state is similar. The previous landlord has a extremely hard time getting tenants out. But, if the original landlord sales the property, the new landlord isn’t legally obligated to adhere to the old rental agreement, and can ask for a new application, and application fee to be submitted. Therefore, the new landlord can evict the inherited tenant with ease.
I’m in Miami ,Fl when we got Covid we spoke with our Landlord and worked out a payment plan to cover the rent that we owed. we continue make payments on the first and a little more for the 2 months that we were behind until it was paid off, he never charged us any late fees. He understood the situation BUT IT NEVER CROSSED OUR MINDS NOT TO PAID IT BACK 🤦♀️🤷🏻♀️ 😡

My husband lost his job of 20 years to Covid ! I owed 12,000$ in rent . As soon as I got income tax, stimulus checks I paid all my rent! It’s been tough but it’s the right thing to do ! Why would you ruin your own credit and screw others. What goes around comes around!

When July comes, democrats will just extend it for another 6 months. There doesn’t seem to be a brain in congress or a light at the end of the tunnel. The government should have sent payments directly to landlords as part of the stimulus.
Therein lies the problem. Free money + moratorium = problem. I would be ok with the courts hearing and ruling on the evictions and then staying the removal until the moratorium ends. But at least with a lawful eviction ordered by the courts the landlords could get a deferral from the lender. They could handle the taxes as those are manageable costs (add to the court judgment of course).
Like landlords with their expensive habits. Except only one has the power to do the robbing on a consistent basis decade after decade with their predatory practices.

There was rent relief during the moratorium. There are ways to get an eviction during the moratorum. I had one tenant whose lease came up for renewal that refused to leave. Since they had handed the keys to someone that wasn't on the lease and couldn't locate the person I signed the lease with I was given possession despite their protests.
That the purpose. Run property values down. Buy them all low. Then they will have all the money and property. Oh and the elites also own most of the farm land.

As a landlord I would like to give you some insight on what to do if you're in this predicament or want to force someone to move. ALWAYS STAY WITHIN THE LAW. Start a never ending construction project on the house. Replace the ceiling drywall to the entire house. Ask the laborers to only work on the project two days out of the week and for a few hours at a time. The noise, the dust, the amount of foot traffic in the house will drive anyone mad and will force them to start looking for a freeway underpass to call home. I learned this method from my mentor in San Francisco when a rent control tenant did not want to move out voluntarily. This method is so much cheaper than to pay someone to move or carry a liability.
Unless you can afford to buy it for a steal, like the person who bought this guy’s house and then lawyer up and find any possible loophole to evict or just wait for a year. If the buyer really got a 70k deal, they could keep the tenants in quite a while before going bust.
Other businesses actually provide a service that requires work. Sure you have to be able to afford a house but a lot of these people were able to buy houses decades ago with lower costs. If you look at economic graphs that not only show inflation of cost and wages, but also of other expenses, you see a frightening trend that shows housing values have ballooned, educational costs, cost on goods, everything has increased, a few have increased similar to inflation but income has stagnated to the point where the younger generations can't afford anything. Someone who bought a house in the 70's or 80's and now has a second home and rents out one of them has no sympathy from people who are working and trying to be able to afford to save and work and not pay 60-70% of their income on rent. There were programs in the 30's to 60's where white people were able to buy homes for pennies on the dollar that were affordable or even zero down payment for GIs but todays economy and government policies have destroyed all notion of being able to be able to afford anything. Being a landlord is not a job. Same for the people who were buying properties for airBnB and got wrecked by the pandemic.

Im a renter, my pest control business suffered 90% drop do to covid 19 but i pay my rent and bills on time.. I believe in what the good LORD said do on to others as you want them to do to you.
So you don't know a thing about the tenant, who probably lost work or has less work and you automatically side with the landlord because he gives you a sob story. The guy owns a house outright, he's not hurting. If he has a mortgage, he can easily negotiate with his mortgage company.
This happens to me 4 months ago. Out of 13,000 dollars. I contacted my tenants and let them know the city inspector advised me that my gas line piping inside the house was not up to code and had to be replaced in order for them to stay in the house. I paid for a hotel for them for 3 weeks while I renovated the house. They returned to the house on the market with their furniture in storage. The courts are backed up 8-10 month, they can't afford to go to court and I can pay my legal fees after I sold the house. Got em!
I think the moratorium was a scam to snatch people's investment property! How does it make sense to not pay the landlord, when the landlord still has expenses such as mortgages, insurance, taxes, utilities, etc. For the record, not every landlord had a federally insured mortgage!

Its simple math the government pays you 80% and you forgive 20% instead he rather loss, instead of letting the government pay him 80% and just to forgive the 20%. They owe $17,000, 80% of $17,000 is $13,600 the government is paying the landlord out meaning he would only lose out on $3,400 come on be serious he preferred to lose $70,000 on his sale rather than just letting the government pay him 80% of the rent and losing out on $3,400

I practiced law in California when I first passed the CA bar. I was an associate so the partners would give me the tenant/landlord cases. It was ridiculous how long and what amount of work went into evicting people. Meanwhile, they trashed the property and paid no rent. I moved to Texas and found out you can evict someone for the slightest problem, like paying your rent a week late. The Constable goes out and physically evicts the tenants.

In this age where pensions are rare and not everyone has a job that offers a 401k, being a “mom and pop” landlord is one of the only ways to prepare for retirement and build wealth. Most individual landlords have only one or two properties. Absolutely not right that the government is placing this burden on individuals . They should be paying the rents. Many tenants have collected the stimulus and consistent unemployment but still are jot paying their rent because they know they don’t have to . How is that not fucked up ?

What they did to renters was just wrong. I didn’t have a job for 6 months when Covid happened and I paid my rent every month. In my head there were NO other options. I could never do that to someone regardless of what the temporary protections were

To avoid skyrocketing rents, the government would have to do two things: guarantee the landlord a fair return on his/her property, and remove the risk of default by the renter, i.e., pick up the tab for deadbeats. Sadly, this is unlikely to happen until all rental properties are gobbled up by hedge funds, screwing small landlords. Then, of course, government will kow-tow to big business.

This administration is putting many families in difficult situations. A lot of people are financially struggling to live, put a roof over their head and put food on the table. Things are getting worse these days, if you don't find means of multiplying your money you might wake up a day to realise you didn't plan well for yourself and family.

The people who depend on the rent to pay for the home being used by the renters and to live are now in additional hardship created by a poorly conceived and unfunded government mandate masquerading as humanitarianism. As a 65 year old who grew up with parents who owned rentals I can say this: NEVER be a landlord! It is nothing but problems. This latest "policy" is this, in its raw form: "Landlords MUST provide FREE housing to renters". Exactly. My husband was fired the week before lock down and was completely unable to find a job. We made our mortgage payment on time monthly. I had to sell things I didn't want to but I made it work so we didn't lose our home.

I was out of work briefly and went back at 70% capacity...I have paid rent too, and it really pressed us financially. I also paid for nothing using credit. If I don't have the cash I simply can't afford it. Sold a lot of stuff we could live without including a second car.

Sorry folks, if you think that banks are going to have a stock pile of house. They reached out to a majority of mortgage holders and extended their loans up to 40 years if they're behind. So it's a crazy time. Banks learned from 2008 ‐ 2011 housing bubble crash. They still get money and owners still have their house.

They did that here too. We had a moratorium on evictions, but I kept paying may rent. I signed an agreement, and I did not lose my job. Neighbors thought they didn't have to so they spent the money like they won the lottery. I warned several of them that this was a huge mistake and will haunt them financially for the rest of their life. After it was over, they were all evicted with huge debt with their credit destroyed. Try finding an apartment with an eviction on your record -- good luck. Some people are so freaking dumb it's gobsmacking.

At the end of 2021 I left Austin TX and ended up landing in southern Georgia. My new landlord said it was a big positive that I had kept paying the rent going through Covid in Austin.

I know it is a two year old post but I agree. I was living in a duplex at the time and I suspect the couple who lived in the unit next to ours was stiffing everyone, not just the property owner but also the utility and gas companies. I got information by accident because it was a normal error to get our unit numbers cris-crossed because of the quirky way things were done in that city, and I would have to tell someone "that is the other unit" or put the long overdue bill into their mailbox, to keep it vague as possible. In a very dark twist, the thing that got them out was literal death; one of them was taken to the hospital from an illness and died there, so the other one finally moved out.
I'm a renter also and my landlord doesn't fix anything.
If I don't hear from him next week I'm calling the inspectors on them.

I am landlord and really feel for this landlord. Not all tenants try to take advantage of landlords, but those few bad apples are screwing up the real estate rental business.

@@patfr.2966 It's because they're getting an extra $300 per week in addition to their unemployment benefits, so the family member is probably making more now unemployed than if he were employed. But the extra money is supposed to end this month so they'll be forced to go back to work eventually.
Our state is similar. The previous landlord has a extremely hard time getting tenants out.
But, if the original landlord sales the property, the new landlord isn’t legally obligated to adhere to the old rental agreement, and can ask for a new application, and application fee to be submitted. Therefore, the new landlord can evict the inherited tenant with ease.
I’m in Miami ,Fl when we got Covid we spoke with our Landlord and worked out a payment plan to cover the rent that we owed. we continue make payments on the first and a little more for the 2 months that we were behind until it was paid off, he never charged us any late fees. He understood the situation BUT IT NEVER CROSSED OUR MINDS NOT TO PAID IT BACK 🤦♀️🤷🏻♀️ 😡

@@septembersapphire347 It's so easy to say to buy a property when you're credit score isn't too good. We're stuck paying rent until our credit score builds up. We just moved, and our rent went from $2,600 to $3,000! :( It would be ideal to pay mortgage vs rent.

Were these renters actually out of work for the entire 17 months? If so, did they not receive unemployment benefits or other government subsidies? Couldn't this landlord and his tenants negotiated? In my opinion the tenants were 100% unscrupulous. This story sickens me.

Therein lies the problem. Free money + moratorium = problem. I would be ok with the courts hearing and ruling on the evictions and then staying the removal until the moratorium ends. But at least with a lawful eviction ordered by the courts the landlords could get a deferral from the lender. They could handle the taxes as those are manageable costs (add to the court judgment of course).
Congress should have to pay the landlords out of their salaries and assets.
I bet those non-rent paying renters have a handsome savings account, some nice big screen TVs, probably travel a lot, Grubhub it like crazy...... etc

There was rent relief during the moratorium. There are ways to get an eviction during the moratorum. I had one tenant whose lease came up for renewal that refused to leave. Since they had handed the keys to someone that wasn't on the lease and couldn't locate the person I signed the lease with I was given possession despite their protests.
This is why I keep my thugs friend around for situations like this, renters are out of control.

As a landlord I would like to give you some insight on what to do if you're in this predicament or want to force someone to move. ALWAYS STAY WITHIN THE LAW. Start a never ending construction project on the house. Replace the ceiling drywall to the entire house. Ask the laborers to only work on the project two days out of the week and for a few hours at a time. The noise, the dust, the amount of foot traffic in the house will drive anyone mad and will force them to start looking for a freeway underpass to call home. I learned this method from my mentor in San Francisco when a rent control tenant did not want to move out voluntarily. This method is so much cheaper than to pay someone to move or carry a liability.

Other businesses actually provide a service that requires work. Sure you have to be able to afford a house but a lot of these people were able to buy houses decades ago with lower costs. If you look at economic graphs that not only show inflation of cost and wages, but also of other expenses, you see a frightening trend that shows housing values have ballooned, educational costs, cost on goods, everything has increased, a few have increased similar to inflation but income has stagnated to the point where the younger generations can't afford anything. Someone who bought a house in the 70's or 80's and now has a second home and rents out one of them has no sympathy from people who are working and trying to be able to afford to save and work and not pay 60-70% of their income on rent. There were programs in the 30's to 60's where white people were able to buy homes for pennies on the dollar that were affordable or even zero down payment for GIs but todays economy and government policies have destroyed all notion of being able to be able to afford anything. Being a landlord is not a job. Same for the people who were buying properties for airBnB and got wrecked by the pandemic.
All investment involves risk. If you want less risk, put your money in government bonds or a savings account.

This happens to me 4 months ago. Out of 13,000 dollars. I contacted my tenants and let them know the city inspector advised me that my gas line piping inside the house was not up to code and had to be replaced in order for them to stay in the house. I paid for a hotel for them for 3 weeks while I renovated the house. They returned to the house on the market with their furniture in storage. The courts are backed up 8-10 month, they can't afford to go to court and I can pay my legal fees after I sold the house. Got em!

I think the moratorium was a scam to snatch people's investment property! How does it make sense to not pay the landlord, when the landlord still has expenses such as mortgages, insurance, taxes, utilities, etc. For the record, not every landlord had a federally insured mortgage!

The government was aware of their choices, they left 2 groups of vulnerable people blowing in the wind to fend for themselves. My brother got on uber and door dash and is making money again lucky he paid his car off.

She was without her car for 2 weeks while it was getting fixed. Plus, $1,000 deductible. Now she's back to where she started from no fault of her own. I swear... You just can't win sometimes

The powers of the government needs to be severely curtailed. This is outrageous and should have been illegal from the beginning. They'd never dream of suspending taxes because people were out of work.
This may just violate the “Takings” clause in the Constitution.
