    The problem is that in order to have "permanent roof" with amenities like electricity, gas and water, either the tenant or the owner must somehow pay insurance and property taxes. As a result, a lot of people live in tents, at least in California, where I presently dwell. Not a single mortgage, tax, rent, or insurance. It amazes me how many folks I meet who tell me they live in their cars. This place is insane!

      It's becoming more and more insane by the day. Mortgage rates have been rising steadily (already over 7%). I often wonder if I should put my extra money into the stock market and wait for a housing crash, or if I should just buy a house regardless.

      Such concerns also come to me. After 50, I'm retiring early. I'm already concerned about the direction the future is taking, particularly with regard to finances and making ends meet. I'm thinking about investing in the stock market for the first time as well, but how can I accomplish so considering that the market has been in disarray for much of the year?

      For my part, I can relate to that. My benefits were clear when I started working with a fiduciary financial counsellor. I would always suggest seeking expert assistance in these situations so they can guide you through bumpy markets and simply provide you with indicators and tactics for knowing when to enter and exit the market.

      Savers and smug people on high horses tend to have alot of cash in the bank or in traditional investments. They are always the most unhappy campers when all their savings evaporates in a flash and they have nothing left but their struggle and fiscal responsibility to remember it all by. Don't assume you are immune to what's coming. Even if we have metals and alternative currencies stockpiled, who's to say there's anything to buy or trade for that you need?

      our entire monetary system is fraud. our government gave up their sovereign right to print $ to a privately owned bank. with nothing backing the currency, it is legal counterfeiting. these booms bust cycles are planned by the uber rich bankers and are now coming to the endgame of a digital currency. not saying you shouldn't leave below your means, i own my home outright, but it is those that have done everything "right" by the official narrative that get hammered. the American empire is on the decline. okay to be mad but make sure you direct it to the right parties. your irresponsible neighbor cannot do an nth of the damage the government has done.

    There is at least one lawsuit against the national parks due to going cashless at some locations. U.S. dollars are legal tender and always have been!

    My uncle Jack was the President of Sun Savings and Loan in Denver .
    He and 2 friends that were his business partners, when it all came undone one partner lost his mind and spent the rest of his days in an institution.
    The other took his own life.
    My uncle Jack took the major brunt of the collapse of Sun Savings and Loan.
    The government took everything, left him with 1 car a small home AND A DEBT THAT WOULD NEVER BE REPAID, he just passed away 3 years ago at the age of 86 never recovered from that debt.
    Dan I also had a account at Mercury Savings and Loan, met my first wife there , that’s another nightmare 🧟‍♀️

    My brother repossessed cars in the late 80's. They would manually take a bunch of cars by slim jimming the doors and slamming the lock cylinders out with a dent puller and freon. Start it with a screwdriver with the ignition out and off you went. Also had the old school slide in wrecker beds where 2 large rubber straps attached to it, slid it under the car, chained it up and off you went. Then the wheel lift trucks came out and you were in and out in a minute or so. He said the best week he had was 25 cars, at $100 a car. Not bad for a 20 year old in the late 80's.

      @@Anthony-e4h1q you can, I just told my electric company that I wanted a physical monthly statement of my account (they tried to double bill me last month). Also have my financial institutions mail me physical paper statements- again due to some online glitches. I now have back ups to prove my accounts if needed.

      @@Kathleen67. I have never had a student loan but can correlate federal student loans and the corresponding escalation of college debt. Funny how it is not allowed in bankruptcy. Can't tell me they didn't coordinate efforts to enslave folks. I would rather see student loans paid for American citizens than those funds used to incentivize illegal immigration.

      At this time, Canada exports %50 of its annual lumber production to the US.
      Another factor that will affect lumber prices is the just recently increased tariff on Canadian wood products. The US Dept. of Commerce just raised it on 8/19/2024 from 8% to 14.5%. The NAHB is critical of this due to the fact that it increases home building costs, especially during the current housing affordability crisis.

    45-year RE broker. Ahhh, RTC days, did the real estate resolution work for Riggs Bank, Wash DC. Riggs had been George Washington's bank! Thought it would never close. It did. Learned to not use absolutes. Never is a very, very long time. God bless you, Dan & God bless America. TFS

    The savings and loan heist was the first of many . The REAL damage happened 2000-2008. Game . Set . Match . You have owners , they own everything now . I hope everyone hasn’t been “refinancing “ last 25 years and own their houses outright .

    I paid off 3 cars with payment books, and checks. Good times. Anyone that gets into financial trouble should call the bank and ask them where they need the car taken to before the bank starts any repossession process. Their reaction won't be what you expect. Also bring a witness. Last but not least do your best to pay off all debt then BOYCOTT DEBT.

    I was in a parking lot last year and saw a repo guy pull up, drag a car on his tow and drive away. Shortly after the woman came out of her place of work to find her car gone. It was brutal.

      That happened to my mother during the 70s recession, I believe this was about 1970 or '71, and in a Minnesota winter. The 70s recession was brutal.

      saw it a few months ago at a Walmart. I was eating my sandwich before going in. it took them less than 2 minutes. wonder who they are going to sell all those repos to? nobody is buying much at car auctions now.

    Yeah they closed Trumbull memorial hospital on Friday. We live on the PA side and my hospital Sharon Regional hospital (I was born there in 65), is also a Steward hospital and our local reps and state of PA are fighting to keep it open. They want the bankruptcy judge to throw out the lease for the property, which was done when they needed capital instead of going to another institution for funds, they got the capital for the hospital, but they had to pay rent on what they used to own. It's ridiculous. There's another hospital system (Meadville Medical center) that wants ours, but they won't pay a lease as they want to take it back to non profit, which it was for probably over 100 yrs until someone decided to sell, which is ridiculous. Just wish Warren city reps and state reps would try to help Trumbull memorial hospital and bring it too to non profit.

    On the not-taking-cash story: Last year, a retired buddy drove down to Fort Worth to have dental work done (dentures). Insurance covered most of the cost. But, he still had a substantial copay. He borrowed money from friends and did odd jobs to gather enough to cover the copay, as well as travel expenses. After a 6-hour drive, he finds that none of the motels in Fort Worth would take cash. So he slept in the back of his Dodge Durango. The following morning, he went into the dentist's office, and handed the envelope with the copay. Again, "Oh, we don't take cash!" It's now a year-and-a-half later, and he still has no idea how he will get his teeth done.

      Go buy a prepaid debit card. They are pretty much everywhere these days. Look near the checkout at a grocery store. Go to customer service if you need more help.

      Buy gift card(s) and load them with the amount you will owe the dentist- even if you need to have more than 1 card to pay the entire amount.

      Some banks actually charge a fee for cash deposits from commercial customers. We always had to pay for rolled coin for our business.

      Autos are loaded onto trucks and moved to disasters as soon as forecast. I learned this while shopping for my last vehicle and not seeing Any decent used autos. Many flooded vehicles were brought back to my market. The sellers were generally fraudulently denying these had been in the floods.

    Our local paper used to post the Health Dept “report card” for all the restaurants in town. Wow, what a wake up call for eating out! Every restaurant should be required to post and display their “health dept rating” in their window for all to see!!!

    In the late 1980s I worked with a repo guy for a couple of weeks while his normal helper was on vacation. He had bullet holes in his truck. My job was just to be a look out for him. He would get $125 per car and paid me $25 per car. 😅

    In 1978 I was working at a Ford Dealership in Fresno. A woman walked in and wrote a check for a down payment to a manager. She was noticeably incoherent. She drove off in a new Ford. She had neither a drivers license or ID.
    The check bounced. I was sent to repossess the car. As I parked at her listed address police were placing her in the back of their car. Years before she had been involuntarily committed to a psychiatric facility and had walked away in her words "to buy a car."

    America already has free medical care. Go into any county hospital. In the Emergency room, you will see anybody (American citizens or not) getting the same Drs, the same drugs, the same treatments for free.

    Savings and loans were allowed to make whatever investments they wanted when deregulated. St Reagan literally said "I think we really hit the jackpot on this one". A few years later it all went bad.

    Sometimes medical debt is bogus . Like telegealth. I couldn't answer a telegealth call because of my phone and was charged $200 for a call never received. In the ER I was charged $2,000 for a doctor who never even spoke to me or saw me...

    A loan or mortgage is considered an asset, so if a bank goes bust, they sell those assets to another lending institution They often just sell for other reasons. I've received notices several times saying my loan or mortgage changed hands.

Speaking about business, It's practically a must for every person to start a business. Weather it's a lnvestment, A actual store, or anything that produces cashflow.     Man that is one nice garden, my compliments to the botanist. Good luck trying to get any of that stuff to survive Texas summers. Anywho, we have earthquakes in west Texas now. Drill baby drill, yeah and the desert is across the street now too. When the 'wet-bulb' temperature gets too hot to live here can the southwestern states promise me a place somewhere. Eating leftovers are my specialty in life.

    I have a wild story. Hadn't called a plumber in ages but needed a old stove unhooked from the gas and new one added on the gas line. Yikes! The bill was astounding and a shock to the pocketbook.

    I went into foreclosure in 2021. My bank tried to sue me, but failed. I put the house for sale. The county put it up for auction and my bank was the only bidder at the minimum bid, what I owed, about $90K.
    Ended up selling it before the final due date to pay the bank. I got to live in it for 2 months free, after it sold (part of the sale deal) because the buyer was going to remodel and flip it. I walked away with $130K out the door cash in my bank account.
    I’ve been a happy renter for a couple years now.

    That was a real problem with the Savings and Loans. Our mortgage was sold to another and then another and then a other Savings and Loan. We finally ended up with Bank of America. All those Savings and Loans went down.

    Both my daughter and son in law are postal workers so job security matters. I have mail delivery at my door, thru a mail slot so not worried about theft. I still get paper statements for all my bills. Hacks the creditors off but I tell them for the prices they are charging me they can afford the paper and the stamp. But I let my bank pay my bills online - one stop bill remittance.

    Dan my brother was one of those crazy repomen in SoCal in the 80s. It was messy crazy and a part of the local scene.... LA in the 80s was a strange place
    Remember Elmer Dils the restaurant critic. He was the guy who said " If you have never been to a place and you want to know how it is, ask one of the ladies in yor party to scope out the ladies room. Bad report leave good news enjoy... that has proven out true..."

    Mid eighties, I took out a bank loan for a car. I paid every month. One month, after the first due date had past, someone in the loan department dropped of a late notice, by slipping it under my downstairs tenants' side door. Being a landlord is a thankless position and I happened to live in the upstairs apartment. My guess is, they read the letter from the bank and tossed it and never told me a thing. Two days later, a tow truck driver shows up saying he's going to repossess my car, in behalf of the bank and he shows me the paperwork. So I wave goodbye as my car is repossessed. The next day I called the bank saying I had forgotten to pay the note on the due date, I could drop the money off on my way home with the hope of getting my car back. However, the tow truck driver and the bank had an agreement that every time the tow truck driver went out to pick up the car, he could charge a fee even if he never found the car to pick it up, so there was an extra charge for a couple of repo trips, even though they didn't find the car at the location that they went to. Too young and stupid to go to take them to small claims court, I went to another local bank, got another loan to pay off the first bank and never will do business with the first bank again. The irony is, that my current tenant works in the loan department at the bank who repoed my car. She explained that the then manager is long gone and that what they did was illegal, immoral and downright dirty.

    Worked at a bank in 1985 and I used to "chase" customers at their house or work, I never got to be a loan officer it was always collections to get the bank branch numbers good for the main office.

    A lot of the Savings and Loan Crisis was due to getting overinflated real estate appraisals. For the sake of discussion, if a builder or buyer wanted to buy a $100,000 building, they would get an appraiser to value it at $120,000. The S&L's were doing 100% financing. When prices dropped, they were under water on many of their loans. When I was a banker, we couldn't order appraisals. We had a different unit internally that had to do it. It cut out the communication link from the loan officer to the appraiser.

    Think of the accounting side when taking cash...more risky for employees stealing...plus you have to keep good records (like have a cash register)....best to take digitally and have a record of the transaction

    Repossession is a very high stress job. People know they have not been paying and that in just a matter of time the repo man or woman would be on the way for the car, storage shed, couch or whatever. I got depressed with dealing with the people who could not help their situations. Very stressful. And then the people that default on purpose would have a weapon waiting on you

    If any place doesn’t take cash - we do have legal tender laws in this country. It says on each note that this note is legal tender for all debts public and private. If a merchant won’t accept it, I’d consider my debt as settled. 👍
