Yes they are insurable and new construction homes typically have the lowest homeowners insurance rates available as they are built to todays code. All of Florida is susceptible to hurricanes; however most new developments in the areas I sell in actively avoid areas in FEMA Flood Zones.

I don't think we'll be as overpopulated here as New York or California. We've gotten a lot of new residents from those states - especially since Covid - but people who are leaving those states for the most part are trying to get away from what they are leaving behind and not trying to bring it with them if that makes sense. And each of the cities on the Treasure Coast are finding way to accommodate the growth we're seeing without sacrificing what attracted people here in the first place.
Nah, I moved here from NY but then they pulled the plug on remote work. Most of my other friends in finance and tech have left Florida that came down during pandemic. I’m personally staying hybrid because CEO Bought a satellite office in PBG, but he owns a FL pro sports team BEFORE the pandemic. I don’t really see enough jobs here for it to become a “NY”. In fact, if I got fired tomorrow I’d also have to leave I think, but I refuse to live or commute to Miami

This area doesn't really get sinkholes - that's more common in Central Florida with the natural lakes and springs they have. These models are offered in communities where you can’t buy the land alone and must build one of their home. But they also can build on your own lot in Port St Lucie and Vero Beach with that significant of a price difference.
You need a pool screen in vero. The no-seeums have a set of wings & a set of teeth :) and will ruin a day at the pool. Vero is beautiful though and so is this house!

30-35 minutes North of Port St Lucie. 60-70 minutes from Palm Beach.
