Points well taken! I too found it hard to believe the prices that are listed on some of these properties were insane. It leaves on to ask, is it only millionaires moving to Ghana? My wife and I plan to move there within the next year and I just knew that it is a better alternative to purchasing lower priced homes than these high-end properties. When diasporas who are earning average wages in the states as well as other countries see videos of these of homes selling for ridiculous amount of money, it leaves potential repats to think twice about moving to our motherland. I don't think those pricing these properties care to sell and it makes me think, who exactly is the market because even in the US, it take people 15 to 30 years to finish paying off properties in that price range. It's becoming an issue but luckily, there are new developments that are reasonably priced. Hopefully you get to love Ghana like I do. 🥳

The 'secret' is that properties in Accra are used to hide ill-gotten money. Hence why they are priced as they are.

They think diasporas will think $250k is cheap but realistically it's way above market value so your re-sell isn't going to be there for years and I mean years.
Boots on the ground is a must in Africa.
You made valid points in the video. I am building affordable tiny homes in the Volta Region and my main target is low income earners. My price ranges from $20k-$40k. I can use it as rental investment because its affordable for the locals. I'm not sure why Ghanaians think every foreigner is rich?! Most Canadians including myself can't afford homes here so why would we travel to Ghana and purchase real estate for the same price? Makes absolutely no sense. Great video!

A lot of those apartments being built and also houses going for those ridiculous prices are being used to Launder money basically. They don't care if it sits empty for a long time because its a way to make dirty money legal. Like you said who is buying a studio apartment for $200K and there are some that are even more than that. A friend that works and stays in Ghana was telling me about an apartment building that rents for $3500 to $4000 a month and majority of the apartments are empty and they don't care. He was staying there before the prices were raised and he was actually able to stay there because his company was paying for it but had to move when the price went up.
Is this conjecture or do you have proof?
How many of those developers request proof of income?
These are the exact reasons why I am choosing to build my house in Kenya. Developers don’t realize that most US citizens are only able to purchase their homes because they have 15-30 year mortgages. The average American does not have 100k to drop on a home in the US so what makes developers think they will do this in Ghana. Let alone how can a Ghanaian citizen afford these ridiculous prices.
What are the prices in Kenya? Curious.

You are one sharp cookie. Thank you for your content. People thinking that everyone coming from the States is balling. Besides, we are in Ghana so why are we selling in dollars? Trees cut down on heat, clean our air and provide us with shade, so stop cutting them down. Developers are so short-sighted.
No regulation in this country. That's our problem 😕. A tropical city with no trees.
Regarding the Estate development part, you just nailed it!!!! wooaaa.. I di make a trip to Ghana and was interested in purchasing a property. When I saw the prices, i was "what the hell is this.."

Abroni pricing? Retirees can't afford $350K due to reduced income. Wealthy people who can afford that price will require spacious, high quality properties with amenities.

Lol. This is why I laugh when they say affordable homes then quote a foreign currency of $170,000😅
For example $360,000 is a American price. In Ghana $25,000 is 360,000 cedis. The realistic price should fit the economy it relates to and the locals cost of living in their immediate communities.
I am definitely moving there and have been doing my research thoroughly for my business plans
there have been some horror stories of late. me, personally, I have a problem with the way they treat real estate. 50 year lease for foreigners, 99 for citizens. I understand why they would want to do that. but the country is not 99 years old and has not had any experience with that policy, law yet. yes in 50 years you may be dead, but you may not be. being in your 80's your mind maybe failing you, you may not be as sharp as you are now, that is not the time to renegotiate a lease. plus, it seems to me, what one is really doing is making the family that leases another the land wealthier as you have built and maintained a house and land for them. and, paid them for the privilege to do so. like, it makes the king richer, thinking in terms of kingdoms. so firstly it seems like becoming a citizen would be the way to go before buying land. but if you want to leave house and land to your kids, well when the lease is up they could end up having to pay for a house and land at a much higher price. 99 years is a long time. those that wrote the contract and sign it will be dead but hopefully family lives on. really follow your dreams, and good luck to you. you can make it happen. others have made it happen and so can you.
You are right about most things that you've said. I started a project this year and I intend to be in Ghana at least twice a year until it's complete. I will not send money to anyone.
Keep your eye on it at all times. It's unfortunate but trust is in low season here.

Nana I absolutely agree with you on the pricing structure; which in actuality seems to be devoid of "structure" as far as pricing is concerned but yet here we are.
I also agree that the words "luxury and luxurious" are the most overused in the space. They should revert to using modern and or contemporary; especially if the roads leading to and in the "estate" is not paved.
Be that as it may, Ghana is the destination 😊. GHANA WE DEY paaaaaaa 😂

This particular company I mentioned did not give permission for me to share their contacts but recently the government has launched its own program through State Housing Company Ghana (put this in Google). That should show you some options.

best business ever ...Land banking...!! make sure you work with trustworthy people and get all your land papers. in few years you resell some and build some rental appartement on other. with that you can assure a safe comming back and return in the mother with a good monthly cash flow from your investments.

I do not know who tells to those estate companies that diaspora people earn millions of dollars. Please, people should check the percentage of workers in the USA who eran more that $100K per year, mostly in the black community. Same in Europe. It is a fact out there

You are bang on when it comes to speaking about real estate they are building a concrete jungle and there is no trees there is nothing pleasing to the eye they don't have a clue about development when they develop these places there is no idea of maintenance ten years after the building become shabby every new building should have rain water catchment they let the rain waterrun off and cause soil erosion there is no 🌲 s that has been planted by the main high ways to obsorb the carbon pollution from the cars where is the human waste plant will they continue to dump it into the Sea????
We will regret how we are currently building. 😔
