    I’m not sure I agree with the “peak” product provided by investors. The flips are cheaply made and cut corners on every house I saw from investors.

    I absolutely love hearing this a couple of guys that have skin in the game for the prices to stay elevated or increase. I'm old enough to have lived through the last few real estate bubbles going back into the 80s and let me tell you this one's gonna be a doozy, but I encourage people like this to keep typing it they're gonna lose their a$$$$

      Also listening to people with skin in the game often have a bias opinion that's like a realtor telling you it's a bad time to buy

    Can't afford a house? Buy a townhome. Can't afford a townhome? Buy a condo. Get a roommate. Rates maybe 8% but when they go down in a few years just refinance. Because once rates come down prices will go up even more when people waiting for lower rates all try to buy at same time. Don't wait to buy, buy something you can afford today and wait. Its not going to be any cheaper in long run

    Building more is not always the answer I disagree. Not every area has land available and or affordable land available if it is scarce. Plus not too mention we don’t want to build on every piece of bare land. We don’t want ugly track homes going in everywhere. People will have to pay the higher prices until there is a downturn which will happen at some point. No patience once again.

    To Matthew's point, yes, one can't live under a stock certificate, but one also can't pay for groceries and gass with a bathroom door knob. Boomers have an average of $200K saved for retirement. They're early into retirement for the most part, so we'll see what gives.
