    Overpriced luxury apartments. 2 bedroom for $425k. Dollars... wow.. Those are American prices in some states. And they are so tiny . Good luck filling those places up. Great video by the way guys.. But those condos are waaay to expensive....

      ya its ridiculously overpriced..... for 425k you can buy a 4 bed 3 bath house in some states in the US or even more

      Agree Idrsther built my vacation .home .way better thsn this .eith everything ibhad my own .no neighbors .thiz is over pricing . No thanks

      Too expensive even for me that works in d US. I bought my home which has 3 beds 2 bath n single home with yard for $250k years ago. If there is fire on lower floors or there s a massive earthquake, goodluck recouping your investment. Nah..

    ⚛️ the dual access bathroom 1 bedroom is a A grade design but the price and location is B grade for the resident ⚛️

    I live in a 1BR in Mandani Bay. Pay 35K rent. IMO great on site staff and they build fast. But low quality construction in general. I'm in a new unit, bathroom drains don't drain, construction noise above and outside even with closed windows, mosquitos get inside (even though floor 30+), kitchen smells of dead corpses if you cook even if you put everything away (they install "grease traps" below the sink which I've never seen in any other country), poorly designed and not assesible cabinets are fridge (poor design), hearing construction all day, and its priced at the same price/sq.m. as BGC for rent and buy

      Cebu is still very much 3rd world - took me 2 months, looked at 30+ condo communities to find a decent one. Poor and unstable internet, no quality food culture (everything is deep fried), no transportation infrastructure), black smoke you are breathing from motos and cars, garbage outside Mandani Bay buildings, etc.
      Not sure why they have 1st world prices for condos in a 3rd world country. Its interesting to me

      At those prices, I wonder who are their target buyers? I don't think that many, if any, Filipinos will buy them.

      for some weird reasons the condos are soldout, almost. Watch a vlog from Mergim in his vlog there were buildings in that place all soldout@@gary4451

    I visited the Mandani Bay showroom shortly after it opened in 2016. The concept, building a huge new, all-inclusive community on mostly abandoned waterfront land, was impressive. Also impressive was the joint venture partner, Hong Kong Land, as this is their first project in the Philippines. Otherwise, though, the models were small & pricey, compared to other projects. I wondered if their estimated delivery dates would be realized (they haven’t). Even then, there seemed to be an oversupply of rather pricey condos, well beyond the reach of the majority of Filipinos, & that trend continues. Without a major shakeout of the Cebu condo market, upside potential for Mandani Bay seems limited.

    THOSE CONDOS IN MANDANI BAY. ARE NICE CONDOMINIUMS...THEY ARE ACCESSIBLE TO THE CHURCH, AIRPORT, BEACH, HOSPITALS, MALLS ETC... THOSE. BUILDINGS SIMILAR TO THOSE BUILDINGS IN HONG KONG!!!!!❤❤❤❤❤❤❤❤❤❤❤❤❤❤❤

    Wow are they out of their mind asking more then $400k for that 2 bedroom? You can get a really nice 3 bedroom 2 bath house in the US for that.

    Great video and information, Eric & Cindy. I subbed to your channel. Those units are way overpriced. I bought my 5 bedrooms 5 baths house here in California for $356,000 back in 2015, so to me, those prices are just just crazy.

      Hi there! The price of a parking space is 1.7m php. The space can be rented for 7-8k pesos per month.

    If you are coming to the Philippines which is a lovely place to live, Rent an apartment it is very cheap.
    Your plans may change, I know so many people here buy and find it hard to sell after a few years ..
    Things change, same with visa, don't get a 10 year visa ...just buy a 6 month visa as you go.

    I have to admit, that development is really nice and in upscale. But considering it's in CEBU not NEW YORK, JAPAN, HKG or LA for the price? I guess its way too much (overpriced) considering CEBU's public infrastructure is way behind and the traffic is getting worst. I love Mandani I had a unit that i sold and made profits. I had my fair share and not thinking of going back to the current market.

    It's pricey anything that more than 8M is not a good investment because you will never be able to sell it easily plus this Condonis more pricier than the one in BGC and it's small

    I would never buy a condo anywhere in the Philippines its overpriced better to rent with more flexibility and cheaper Thailand is cheaper and better quality and better infrastructure u wish these builders luck in selling these condos 😂

      Supply and demand for luxury condos command higher price particularly if close to nearby university and hospital and medical facilities and shopping areas
