I'm not sure about this model in California, but the Golden West version of this, (Golden West is part of Clayton) that I toured in Spokane Washington, can be had with either electric, gas or wood, fireplace.
This is like the Spruce by Golden West (Clayton), but the spruce has a solid wall of cabinets in place of the coffee bar in the dining room, and set of cabinets between the utility room and bathroom. That changes the bathroom layout and moves the closet to the bathroom wall side of bedroom.
It's cute, not a fan of 2 bdrm. Like the dark cabinets in the kit. There's no pantry, and it appears that the laundryrm had to be a stacker, not big enough for side by side- or a sink or storage. Someone will love. Thanks Chance. Merry Christmas to you & your beautiful family. ❤️🎄❤️

I really like how they put the water heater access on an outside door, beside the side door. Not sure about those other door access things on that back corner, though. Anyway, water heater access from the outside means a much nicer and easier change when it's time to replace that water heater compared to the closet one...like I have that's in a corner so small that you have to just turn sideways to do everything..lol. Plus, in many states means you could go with electric or even a gas water heater. Anyway, love those kitchen cabinets, and that herringbone tile behind the stove. Nice layout and space is used just right. Cheers.
Omgosh, Chance, I can't belive you addressed the way you pronounce tile!!! Lol! I had so much trouble understanding when I first started watching. I thought you were saying towel shower. I had never heard that, and I'm a designer, so I thought I was out of touch with design terms. And I'm southern!!🤣🤣🤣 I understand you better now.
The hot water access is outside again. It must be a CA rule. I like the kitchen and dining area. I really like the cupboards in the dining area, with a nice way to display your nice decorative pieces. Lots of drawers as well. I really like this house for retired folks. The only thing I don't like is so little storage and no coat closet,

The one steadfast ordinace is that if it's in the garage( or other place that power tools etc are stored, it must be a minimum of 18" off the floor so it can't ignite fumes. We had ours moved inside 20 years ago to a galvanized closet. The rental we had just moved out of had o e fail and flooded the whole house. We also don't have to worry about pipes freezing unless in the mountains or high desert, especially in southern California .

I would rather see it outside than inside behind a wall instead of a door. I had a double wide for a couple years. Twice for unknown reasons the pilot went out and I had to call the neighbor to help me. The first time once he got the wall off he said to his wife, "Honey I forgot my glasses, can you read the instructions for me". I realized he couldn't read, especially as he did the same thing the next time I needed help. I never saw him with glasses. I love to read and people that can't I feel so bad for. I feel crushed inside. In exchange for his help I mended his blue jeans. The neighbor lady knew that not only did I sew but I had an entire bedroom converted to my sewing room. But I was happy to exchange favors.
I used to live in a new mobile home it is a state law to have hotwater heater outside incase of fire or broken water heater to distroy your home on the inside
I wouldn’t change anything about the looks of the kitchen, except I would rather it not be so open to the living room. The wooden cabinets and all of the cupboards, plus the built-in by the dining area, looked great! The house, overall was nicely built and the price was decent~Thanks Chance😊
Some years ago I lived in a manufacturered home, but got priced out with the space rent. It is California after all. Nice size home, but I would want no carpet, step in shower, white cabinets & set up in S Carolina.
I'm about a 20 minute drive from Perris. Been in the market for something just like this to move to AZ. Thinking pricing will be better in Az. What do you think about that?
What it boils down to Clayton Homes is this, 180k for a trailer just isn't reasonable, nor based in reality. Folks can buy a nice fixer upper stick and brick home on 5 acres in GA or some place for 120k. Not reasonable, and not a price based in reality.
Who in God's name designed that lounge? Given the positioning of the sofas, the lack of walls, and the positioning of the windows, where's the TV supposed to go? This is the inherent problem with open plan living and bad design.
I give partial blame to the people who staged these homes. Many times there seems to be no good location for the TV and there's usually too much knick-knacky crap on the walls, countertops and furniture.
What I need is something on the affordable side…..

Access to the water heater from outside is great, BUT it doesn't mean if there's a problem ,that it still won't ruin your floors inside!
