It is because this is a frame house and when it was originally built it was filled with brick to create a party wall with another row house on either side of it. The structure itself it wood and that is what is supporting the house, not the brick.

Tax code currently doesn't give any incentives for the higher earners who want to invest in properties on the side - just like you preach!
yeah I wouldn't let it stop me from buying wedge deals -- just focus on growing your portfolio. In the mean time, do the occasional flip and use those short-term profits to offset the loss carryover (verify with CPA of course).

From locked legs to bobbing - Ryan was noticeably uncomfortable giving advice. He squirmed in his fancy pants (&jacket) as he moved away from vendors without interacting even when Kevin engaged with them. Awkward lol no wonder Kevin waited months to upload this.
nothing against Kevin, but both realtors operate in different sectors. Kevin makes videos about how to pay for the minimum amount for upgrades and Ryan deal with customers for whom attention to detail and premium finishes are paramount. Ryan even went as far as saying his customer base doesn't even deal with sellers who cheap out on hiring a realtor and use Redfin.. while Kevin is promoting Redfn! Again.. Kevin is great in his sector, but it goes to show NYC is a completely different beast

That's the client's decision. The response is typically "We discuss this during our buyer consult." That discussion usually isn't an informative conversation, it's strong armed and deceptive and coming from a mindset of scarcity. As he says at 9:45, he sits them down and sets expectations and lets them know that he's in control, he's driving the ship, and not them.
I have to say I disagree with your ideas about alternative real estate models that can reduce costs for consumers. You bash redfin because it makes buying and selling real estate more affordable and that's a threat to you. But I bet you shop at home Depot, Costco, use Expedia, Charles Schwab. Redfin may not be perfect, but it does add value for certain buyers. Personally I prefer to be positive, talk up what I'm doing and why. Rather than talk negatively about others, especially since a company like redfin is not a malicious concern. There certainly are many conventional real estate brokers that are lacking in the ethical Dept. Consumers should simply focus on finding an educated and ethical agent/broker to work with. I sell $80m+ a year w/ a disruptive, full service company, been an agent, broker, investor for 30 years. I simply return money to my clients rather than a broker, since I'm the broker. Competition makes capitalism thrive, innovation creates dynamic business models that should benefit the consumer. The real estate model has been unchanged for a hundred years, thanks to innovative players, that's changing. Like electric cars😀
