    As a central florida native seeing all these amazingly well done airbnb's makes me very happy! Like if you're gonna buy up all our houses and drive the market so high up I can't even afford to live ANYWHERE, at least be fun about it! :)

    On pricing, be sure to add the maintenance and any administrative fees to the nightly rate. It can double or triple the price. It may still be a good deal, but the nightly price listing is just one part of the story so don't be shocked when it turns out to cost much more than you thought.

    Recently stayed at an AirBnB called Magic Portal house with the fam and it was AWESOME. So many Disney Easter eggs and amenities to make it feel just like home. Highly recommend staying off property!

    There are usually tons of air bnb fees so the price you see initially is usually only 75% of the total bill.

    We rented a place from VRBO last summer. It was fantastic!! Our own house with every amenity you could think of. Loved having our own pool, washer and dryer, 4 bedrooms and 3 bathrooms. It was in a gated community (Windsor Palms) so it felt safe and was a very nice neighborhood. It was about 10 minutes from WDW.

    I’ve actually stayed at that first property the last two times we went to Disney. Not that exact room but very similar rooms. Very close to parks but kind of a weird location that a lot of Ubers May have issues finding. Otherwise super affordable & rideshare rides are about $10-$15

    Last Nov., we checked on ratings/reviews but still got a dud in Kissimmee. The one my family and I got from AirBnB had bedbugs in a room. We were never able to get a refund and the property manager suddenly became very tough to get a hold of.

    I’ve stayed in one and would recommend it. My family usually drives to the parks and skip the character meals anyways, so it’s always more convenient for us. We were only 7-10 minutes away from Epcot and Disney springs. There were cheaper amenities for us just minutes away from the Disney property. The home we stayed in was right within budget (some how wayyy cheaper than a Disney suite for a family of 6. There were 4 bathrooms, 8 beds (6 rooms) (plus a roll out), heated pool, game room, dining room, living room, den and Landry room. There was also a water park within the home community which was cute. The home was beautiful and not over the top with the Disney theming, it was just enough to remind you that were on "Disney property”. We could also see the fireworks from a park in our area. It was great and would skip the stress of a resort stay and just do the air bnb.

      @@kriswildman5839 Exactly! I don’t think I’d go back to staying at the resorts unless maybe I was with a small group and or had the budget to pay extra. Otherwise I’m surprised to say that I don’t see a reason to. Especially if the group is large and folks chip in. We also tend to go during "off-peak” seasons to maximize time at the parks and pay less for flights and tickets so It’s win-win for me. The homes are excellent.

    In the past 6 years we've used VRBO 4 times to rent houses in the same neighborhood for our Disney trips. Way cheaper than a hotel, way more room, our own pool and laundry, 10 minute drive to the park. The only time I'd be interested in staying in a hotel instead would be for a couple splurge nights with a good view room at the animal kingdom lodge or the four seasons to use the pool.

    I stayed at an airbnb just out of disney and my apartment got robbed so its worth considering all your options when on holiday and always lock your valuables in your suitcase before you head out

    I stayed at a place very similar. 9 bedrooms, 6 bathrooms, private pool and hot tubs. We rented a 12 passenger van… all for the same as 2.5 rooms at Port Orleans. It was a game changer and I very much recommend for group trips.

    Oh I LOVE this video! I have been thinking of staying off property for this first time ever, but the good neighbor hotels everyone raves about are still as much as on property and I don’t need deluxe amenities with it.

      I have been a “only-on-property” WDW fan since I was a tween in the early 80’s, and my family started to make regular trips…
      Well, a few years back, some extended family started to put together a trip that was going to be in the neighborhood of 15 people total, so it was clear we wouldn’t be choosing to in a WDW resort for that one, (also, the lead family was against paying those resort prices, and had always stayed off-property)…
      A bit begrudgingly I agreed to their VRBO idea, expecting to hate it, and it blew my mind instead! We had SO much space, even with all those people, it was lightly/nicely themed, *and* we had our OWN private pool… all for a fraction of the price of a resort stay?!? Awesome! It was not, as I had worried, inconvenient, (10-15 min from each park), and then when I started adding up all of the “perks” that the resorts have lost over these years of bad leadership and cost-cutting from the top, (no more Magical Express, only a *half* hour of “extra magic” in the AM, instead of the hour you used to get, resort-to-park transport not nearly as fast and reliable as it used to be, parking fees for already-outrageously-priced rooms [I know, this one they recently just changed back]…. and the fact that, little by little, they are remodeling everything to look less-themed and more like a Hyatt or whatever), I was just totally won over. The chances that I’ll ever stay on-property again are pretty slim, to be honest.
      (The one thing I will mention is that no one in my immediate family is interested in the one perk I didn’t mention above - getting first dibs on those Individual Lightning Lanes in the AM. We’re not thrill-ride lovers anyway, and are definitely not interested in paying through the nose per person for one single ride, (another of current leadership’s disappointing cash-grabs)…. But if that’s a thing that’s important to you, then I guess that counts as a perk of staying on-property.)

    search for villa hakuna matata, its 9 min away from the parks, and can fit up to 10 people!

    I own one of these (not one pictured) and just want to make a couple of things clear. First, most of us are family and personally owned and not some big corporation. AJ kept saying "big business" and yes, there are a lot of us, but we are not a big business. We all try to make our houses desirable and connect our guests to the parks. We theme and we give all of the comforts of home. Some charge for pool heat, we all have to get the house cleaned and it takes a lot of work to turn an 8 bedroom house around. I enjoy my home and enjoy renting it to others. If you have questions, and the DFB people don't mind, I'll answer questions for an owner's point of view.

    i highly recommend it because the disney resort themed stays are becoming luxury stays. a lot of theming is being replaced w expensive modern style decor. these rentals are a true gem so i hope they stick around :)

    We were very happy with our stay at a huge house on VRBO. Cheaper than most Disney single rooms yet we had 6 bedrooms, 4 bathrooms, full kitchen/dining/living/family rooms, game room and pool with hot tub. All only 10 mins from the parks. It was great! It would be hard to go back to tiny Disney rooms after that!

    We always stay at Windsor Hills. For our family of 5 having more room is worth it. Use the money you save and get genie+. We would leave the parks and put a DoorDash order in and have food shortly after we arrive back at rental-still cheaper than Disney food and easy to get late night.

    We stayed in Windsor Hill this past year and it was great! Just booked for this year at an all Villians themed home via VRBO in the Windsor Palms resort. Even with a massive suv rental and premium parking everyday at the parks, we break even against 2 rooms at pop without car rental. If you planned on staying moderate, this easily saves hundreds if not thousands depending on length of stay. Until onsite perks return or improve... no reason to spend the money!

    we stayed in a disney home in Kissimmee that had red walls and disney everything. it was $100/night and we were there for 10 nights. had 4 rooms, 2 full baths, pool and play room. it was awesome. seriously. except the red walls lol

    YES! love this! My husband and I own a fully Disney themed 6 bedroom/ 6 bath Villa called “Magical Portal House” on Airbnb and VRBO. We wanted to incorporate as many movies as we love as possible in this house by filling it with beautiful Disney murals. We are incredibly proud of the Tron-themed Arcade that will transport you into the Grid and get you excited for the Tron Lifecycle Run ride opening in April. The Living and Dining rooms are Tangled-themed, and our Movie room is Pixar-themed. Our staircase has a Fantasmic Mickey with walking broomsticks and a Cinderella castle with fireworks. The kids' rooms are Moana and Black Panther/Avengers themed and are connected by a mesmerizing magical portal between the worlds. The adult rooms are themed for Beauty and the Beast, Cinderella, Ratatouille, and Princess and the Frog. We take pride in providing a magical experience for our guests.

    WARNING... From personal experience. Staying at an AirBnb may save you money. However! If you use ride share, the price can fluctuate need on demand. It was $30 to take us to the park but $70 back. So that was $100 in one day in travel costs. Because we got a big Airbnb and split cost with family we still paid less than if we stayed on resort, BUT some Airbnb are similar in price to resort cost but there may be added costs to Airbnb that you don't think about especially now that it's free to park on resort property for guests.

    yes they can be a savings, but just remember , no one vet's the properties. read lots of reviews , if there are only a few i'd be concerned. we stayed in one. pre-covid. the owner came over each morning let himself in to check on things and make sure we were taking care of everything. (it was 4 adults and 4 kids, ) it was a bit off , that he'd just let him self in

    LOVE THESE! We own a Magical inspired AIRBNB 7 minutes from WDW but its only 3 bedrooms! It’s called “The Enchanted Villa” on AIRBNB! It’s Adventureland themed living room, Mickey kids room, Haunted Mansion Bathroom, Beauty and the Beast Master, and Contemporary Mickey and Minnie room!

    Not outrageous, but I once checked on VRBO, and it seemed that *EVERY* house in Kissimmee was available, in the sense that there were an incredible number of listings there. I wondered if anyone actually *LIVES* there!

      Much of the areas in Kissimmee and Davenport are zoned for these short term rentals so you’ll see a large concentration of them in these cities, in order to keep a lot of other parts of Orlando reserved for permanent residents 🙂

    Definitely considered staying off property to cut costs. Would like an in depth video on all the "perks" you get staying on-property, like extra magic hours etc. so I can decide if it's worth it. I increasingly feel like the on-property price isn't worth it, but am scared that I'm missing some great "perk" of staying on property.

      Transportation can take a big chinch of the magic out of the experience. I stayed at the Wilderness lodge which is a deluxe resort however the transportation was awful. I waited 20-40 minutes for buses on top of commute to the park time. Therefore I recommend a hotel that at least has another mode of transportation rather than just bus unless you have a car!!

      @@oliviatully6568 Yea, I've stayed at Disney hotels as well as good neighbor hotels and the transportation even on-property left a lot to be desired. If I was getting an AirBnB I assumed I would need a car (and honestly think it might make for a better experience not having to wait for busses all the time.) Deluxe resorts are the only places I feel like have adequate transport, and those aren't really in budget/ worth it in my opinion.

      Did both in the past few years with my two daughters, wife and in law. You do not miss a thing! Spring for preferred parking with the savings vs staying onsite! I didn't mind disney buses, but nothing better than driving home without any additional line. Plus if you have strollers, they stay in the suv until you get to the park tomorrow. No lugging them on and off disney transportation!
      As an example... we just booked a villians themed 4 bed, 3 bath home in a gated community 10 min from mk that sleeps up to 8 (1 king suite, 1 queen suite, 2 twin bunk rooms). This time our vacation rental was 250 per night but I've stayed as cheaply as 175 per night in a similar setup. These places are huge, clean, safe and many of them are themed and include arcade/media rooms and private heated pools.
      The vacation home plus chevy suburban rental and premium parking every day at the park is even money with 2 pop century standard rooms... no Brainer. Plus you can eat breakfast in the kitchen and do laundry mid trip if you need to.
      I know I'm a little over the top, but I can't beleive I ever paid to be onsite.

    If a property is all ready booked for the dates you are looking for the property won't even appear in the search. If it is available then it will show up in the search for the dates you are looking for.

    Not going to lie, but seeing all these private pools at the Airbnbs gave me an unrealistic fear of waking up to an alligator in them! I've just seen too many videos on social media of people in Florida with gators in their pools and it's stuck with me. So, yeah...no pool for me! 😂

      I've lived in north Florida since 2002 and haven't actually seen it happen so far. Now it's probably more prevalent in Central Florida, but not something to worry about too much. You just call Animal Control if it's ever an issue.

      They are gators at the hotels too … remember the tragic story of the 2 year old boy at the DW hotel … I guess I could happen everywhere near water on those areas

      From my limited understanding when I was looking for a home. A half bathroom or half bath for short, means that room only has a sink and toliet no shower nor bathtub.

    We used Head for Orlando instead of airbnb for a couple of reasons. One, they waive the cleaning fee if you stay a certain number of nights. And two, they don’t make you pay a large down payment. It was a $200 down payment. Much better than paying half of the rental upfront!
    My tip is to look in Kissimmee and not Orlando. We drove 40 mins one way each day to get to the parks. The rental was close in miles which is why we chose it. However, traffic is not your friend!!! Ruined me bc I’ll forever stay on property for now on. We only stayed off property bc we had a large family group last year and were trying to cut costs. However, I like drinking at the parks and I won’t drink and drive at all so it sort of ruined that aspect of my vacay. To each their own though, right!?
