There are many good things about this house, however, in my opinion, some misses. The industrial light fixtures already feel dated to me. I feel like the banister is a huge miss. It’s great that it allows light to pass through, but it also looks like storm fencing.
I love almost everything about this! The one thing I probably wouldn't like is the reverb in the bigger spaces - mainly because of those "fences" around the staircases, which definitely allow more light to pass through the house - but they also make the rooms that much bigger with little to nothing to catch the sound from bouncing off the walls
I love the many touches in the home, but I start to get uneasy as I see so many of these luxury homes with "woods" from here, and "stone" from there....as cool as it is to have stone countertops from Sumatra with fossils in them, I think about the landscapes that get queried and how those things won't technically be in nature anymore to be enjoyed by all. Would be good for AD to feature some more luxury homes with sustainable elements for inspiration.
Man so many of these real estate sales people are such disingenuous clowns. They try way too hard to sound intelligent and cultured but come off as ummm...
I really like…aspects of this house (the transitional architecture, the mix of materials, landscape), but some of the details make me scratch my head. The “fencing” throughout, lighting choices like Edison bulbs and the ugly ceiling lights that look like classroom fluorescents, the barn door on a movie theater adjacent to an atrium that spans three floors… Never been a fan of entries into one giant space design even if they tried to jazz this one up with a catwalk bridge. Also, the house is pretty well set back from Sunset so privacy isn’t bad, but good luck making a left out of here!
Or entering the house from Beverly Hills/West Hollywood. They'd have to take an alternate route around the block to come in from the opposite direction just to get into their driveway.
I just watched a video showcasing a 12K sq. ft. Home on 3.3 acres, with it’s own beach, at Lake Tahoe. It was a stunning house and property, but I like the house in this video better. For one thing, the asking price was $44Million, which I think was ridiculously high. One of the main features this house had that the Lake Tahoe house didn’t have was an elevator, which, imo, is a must in any large home with multiple stories. There is a lot to like in this house you just showed, and though I could never afford anything near this house, I appreciate seeing it. Thank you.
Beautiful home with interesting accents, color (more dark moody) sort of industrial. Outside design, to me, more of farmhouse. I can appreciate all types of designed homes. 😊
Wow. I am so accustomed to a 2-storey great room at the rear of the home...this home seems confined to me. Not a fan of the staircase either... but the garden looks great!
It's truly a magnificent home, all the imported craftsmanship, everything to a fine art, even a waterfall, so huge but not showy, not overpriced compared to other mansions either, but for some reason not my cup of tea. It's like a Tudor home but have houses too close, yes it reminds me of a hotel in the mountains, as it has every feature a millionaire would require. Family yes but more like an Author or a professional type will snap it up, or maybe a large grown up family, can't imagine a couple with young toddlers buying it.
@@cherrylleallan2825 I'm doing good and thank you for asking, I lost my only daughter on COVID few months ago still recovering from it. I'm from Rochester NY. I'm very sick about the COVID. I just wish and pray everything gets back to normal. Hope you and your family stay safe....

This is one of the few houses on this channel which (in my opinion) actually looks expensive AND cozy at the same time .. but 22.5 mil ? nah. There are too many quirky, unnecessary things in there and some things missing. It feels like some random dude got superrich and spend the money in a wrong way. I still like the overall design.
This is the most beautiful mansion I ever seen! If I was a millionaire (hahaha) I'll buy that house without a doubt! Is so beautiful and cohesive, modern but cozy, is not a museum but resembles class and art in every corner, gosh i love it
I LITERALLY DREAMED THIS HOUSE A MONTH AGO- I was so into law attraction and manifestation that I visualized my dream house, and even kept appearing on my dreams. Never seen this model before, even in Pinterest but this is the exact replica!
I find it funny how the word handmade or made for this project is taken as a good thing when it´s not. It only means expensive fixing and costly spare parts
Like the house but price seems really ambitious. $1700 per square foot in this area seems high. Also, it’s on a street that has a stop light fairly close. It’s not uncommon to see traffic on that street.
If anyone other than Fredrick was listing this home, it might be worth $22.5 million however with his name on it you will be lucky to get $2.5 million for it
so much natural light and yet all of the lights inside of the house are on
There are many good things about this house, however, in my opinion, some misses. The industrial light fixtures already feel dated to me. I feel like the banister is a huge miss. It’s great that it allows light to pass through, but it also looks like storm fencing.
It’s like you are gated in your own home! It’s an eyesore who thought of this 😂!
Yeah it ruins the house. It so lovely and cozy.
I agree on the banister remark. My first thought was the same as well, snow fencing.
I really love the fencing :D
Yeah, but come on, thats not just any re-purposed stage light...it's from Mumbai.
not a fan of the entrance and staircase, but the rest of the house is beautiful, I love it!
Same, glad I’m not the only one.
@Amanda Diaz shut up pls
The saddest picket fence in all the land
Yeah it looks like a stable
@@kendallgeorge9920 agree, not a good look.
It’s like you are fenced in inside your own home!!! It’s an eye sore! Who thought looking at a fence inside your own home was aesthetically pleasing!
Even our dog would scowl.
Yep my thought exactly. It’s ugly
My exact impression
Each to his own. I like it
Well, you can always turn off the water 😉

the first time i saw this house on zillow i was thinking the exact same thing as you
this is the Home that i love 99,9% perfectly mixed
Also not a fan of the fence on the staircase. Do like the kitchen and love the laundry room. Having that might almost make me want to fold my laundry!
I would never spend 22 million dollars for a house sandwiched between two houses.
$22.5M and you have neighbors right on top of you everywhere.

The is a great house, except for it being in Los Angeles with neighbors. This place needs to be on at least 10 open acres with mountain views.
True, for that price you shouldn't have to be boxed in. It's suffocating.
Exactly what i thought as well!
How loud are you in bed?
💯exactly👍

this killed me. but that counter is cool af
Real Estate people gonna Real Estate.
Oh my an oven with an app?! In 2022!? No way…🙄
Not my style but I loved that AD showed the house at night. Please do that for all the properties!
I miss not being able to see the dislikes.
I don't need to see the dislike count on this house, but it would be nice.
So that's what happened to them! I was thinking perhaps, miraculously, no one disliked an awesome video for a change.
Loved the backyard. It's so huge and gorgeous. Fence was a bit too much. Primary bedroom and bathroom were lovely.
From the outside the house looks cool af but the inside was a big no no for me 😔
Now THAT is a house! Everything was unbelievable and the bathroom was out of control! One can only dream at this point. Great job
Why do all these people want to live in a hotel bar?
The fence is a no for me. But how much would it cost to replace it?
For the first time on AD, i see consistency through the house...and I freakin love it. Really well thought!
This is an exquisite home with beautiful bespoke finishes throughout. It’s a true architectural gem!
bespoke? really? it's nothing but a bunch of crappy diy projects gone bad.
WOW! Sunset Noir is such an adorable alpine crib with contents from around the world! It can't be beautiful without the waterfall! So sweet as heaven!
22 mil to hear my neighbors sneeze. No way ! Also , what’s with the pool size. looks like a jacuzzi .
I really like…aspects of this house (the transitional architecture, the mix of materials, landscape), but some of the details make me scratch my head. “What design styles would you like? Yes”
The kitchen is so unique...

I really like the LED strip lights following the edges in the house. That shower is 10/10
“Could it be dinossaurs?” Man this dude is dramatic 🤣. Love it though, I’m the same way
Hey Ana! I'm not and find it misleading what he says
He actually made me laugh a couple times. Must be a good real estate agent.
One of my fave houses I have seen! Very slick and modern with a vintage touch! Just loooooves it!
It's like a hippie got superrich and built their dream home. A little too quirky for $22million.
LA is rampant with rich hippies, makes sense
You either absolutely love it or you absolutely hate it. No in between.
100% agree
It feels like a VC's office building, complete with concrete back yard.
Beautiful house and very well presented! Thank you AD

I may be uncultured, but does this look like a high-priced rehab centre to anyone else?
Only to those of us who’ve been in rehab.
they went way too hard with the industrial theme … I’m imagining they’re having a lot of trouble selling it since it already looks dated
The couch in the bathroom to comfortably watch people shower xD
Wow. I am so accustomed to a 2-storey great room at the rear of the home...this home seems confined to me. Not a fan of the staircase either... but the garden looks great!
I love it and look so beautiful ❤️, how are you doing?
I've got a waterfall in my house. Only we call it the faulty boiler.
The bannister looks like it is from a beach at the Hamptons... it belongs outside not indoors...
Bro, AD showed the laundry room! now i know this is a real house tour.
From the outside, it looked like a cool house but inside the fences made it awkward.
I love the industrial look I don’t know what you are talking about

Marvelous!! Its just like a miracle! Oh my...
The whole house looks like a gastropub/ Le Labo store.
I've driven by this house many times. It's on super-busy, noisey, traffic-y Sunset Blvd.
