I also like to share this as a home owner, it's a good long term investment. When you sold your main living home, you do not have to pay any taxes on the real estate capital gain under $500,000. People who is renting a property will not get any their money back. Also, if you could pay extra $100 to $200 a month towards the principal of the mortgage payments, you can save a lot of interest and to pay off the mortgage early. Budgeting financial, requires commitment and discipline. If you have any small children, you can also open a college 529 fund for their college even if they are not going to college later,, you can keep the fund for them as long as you want. Work smart , save hard as early as you can for your retirement accounts, and retire early. I took my early retirement at 55 as an insurance underwriter for 30 years and travel to see the world.
