    The real state of 500k at 3% down payment sounds great. But in order to get a home loan for the amount you need to have a 6 figures income. Can't get that much approved if you just have average median income.

    Hi all… Idea for a podcast. 53 yr old recently divorced man. Makes $80k a year. Has to sell home to split with ex wife, gains $100k (each) on the house after paying off mortgage. Savings of $10k cash. And wants to FIRE at 60. How does he go about doing it…? Thanks. John.

    With $100,000 consider a duplex in which you get paid two rents. That's 10% down. The remainder in index funds.

    I have one for you guys, let’s say you’re 46 years old and starting over from zero with bad credit. Say income is $60,000/yr in a high cost area (Seattle/Tacoma for example).
    What else can I add to this challenge? 🤔

    Where do you get your stats ? I really find it hard to believe that most Americans have at least $41k in savings

    So much focus on real estate when at all time highs. Would hate for another 2008 to hit and everything goes upside down.

      The thing is, there just isn’t enough inventory. And it’s going yo be quite a while before we build our way out of it. The only other thing is massive layoffs putting tons of people out of work.
