Why put that much pressure on yourself?! Your hard money or OPM/PML is going to make off better than you, and who let's you pay them back that many years later? Start with a 4 Plex, live in one for up to a year, "or intend to at least wink wink" and have free rent and once u move youll have Cashflow and u can get in for only 5% since Fanny Mae got rid of the 75% LTV for a 95% loan to value on November 18th 4 months ago
