Thank you for this. I can feel my blood pressure returning to normal. It’s been challenging to feel stuck in an echo chamber, constantly targeted by ambulance-chasing adverts and bad news stories warning landlords to “sell up now or face criminal charges.” At the same time, I see adverts about homelessness, blaming landlords exiting the market, leaving me feeling like nothing I do will ever be right. This type of positive content really makes a difference. 😊

Unfortunately a lot of organisations are using the Renters' Rights Bill to scare landlords into buying services, and making them feel they can't do it themselves. But that's not true, and I'm doing my best to help landlords see that it really isn't rocket science. I'm glad you feel better after watching it. Excellent video as always. Concise, relevant and balanced. Thankfully nothing in their l am not fully aware of and compliant with. But l spend hours every week pouring through the .gov pages, legislation and legs & regs, checking l am up to speed and informed. Well done Suzanne- keep up the good work. ❤👏👏👏
I do the same as I’m terrified of not being compliant. However, it’s got to the stage where I’m wondering if I should just use an agent now as it’s all taking a toll on my nerves.
Excellent point about expiring right to rent assessments! Have made a note to check all mine. Separately, I am not sure you need all those distracting stock video clips inserted in your film!

Morning Suzanne. I self mange my rental properties because they are former homes, which I've renovated and maintained for years. I have found my tenants happier as I respond more quickly and I understand that being dismissed to APP to rectify problems does not work for everyone. Agents work for me regarding finding a good tenants and referencing only.

I think boilers need replacing every 10 or so years. Depends on the quality and whether you get them serviced. The windows I last replaced were the original Victorian ones. Not sure how long UPVC ones last, but it should be 10-20 years. You do need to paint the woodwork around them if there is woodwork

I just have one quick question. There is a mains smoke detector in the hallway, which was installed when the apartment was built . There is no gas in the apartment. My question - Do i need to fit a smoke detector in bedrooms and lounge , The kitchen is in the lounge, so that wouid be a Heat detector too ? Kind regards Lawrence
Good question. I understand you only need one smoke detector per floor for rental properties (see Regulation 4 of The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 - www.legislation.gov.uk/uksi/2015/1693/regulation/4/made). For flats it’s a bit trickier as they are subject to additional fire rules. I know when I had one I was told I needed that a heat detector in the kitchen. There will be a fire risk assessment for the building if it’s a flat

Yes, really knowing the properties is a big advantage for landlords. I used to use agents to find tenants, but I now do it myself
