Sir.The tenant who has not vacating the property and also not paying the rent from the beginning when the lease was created 2016 but not registered.How the court will consider this occupying tenant will it take it as a monthly tenancy.After 1year with proper notice we filed the case for recovery of Possession and damages cost for rent.Lease is getting Expired by February 2021.In 2020 Cross oral evidence he accepted the rent amount and he entered into lease agreement and till now he have not vacated the property his machinery is inside the godown but he said Possession is with us wantedly to not pay rent.Is rent payable till now or seperate suit should be filed or Due to unregistered deed we cannot claim rent for these four years and we should return the advance amount bought from him ah sir?Please give idea sir...

Sir can i buy a plot in mahindra world city in perpetual lease. ...in chennai...willi be able to sell the plot in future if i wish .what is perpetual lease...will it be terminated any time...if it means permanent will it become freehold in future . Since it is in special economic zone..need urgent reply sir...thans i advance
