Why is this so hard for people to understand...if people don't pay their rent, what is the motivation for landlords to maintain their buildings, invest in them and build new buildings. If we force rent forgiveness all that will happen is rent will go up, and the supply of rental properties will go down. Everyone complains about a lack of 'affordable' rental properties in California for example, this would only exacerbate that problem.

I live in germany, our social system is established enough that Corona has very little critical impact. People are still getting paid, getting their needed health care, can still afford food and rent, and I literally don't know a single person in my social circle who is so financially impacted, that there might be problems.

@@no_peace It's not sustainable for so much of an economy to be dedicated to a service economy. There are many things people can do for themselves that if they did, they would be able to save. They could read books for free instead of streaming subscriptions. They could do their own gardening and cook their own food. An economy with too much emphasis on other people serving you only invites our communities to be populated with people who have much lower standards of living than we do. There becomes a saturation of people who are willing to work for less because it's much better than where they came from. We should encourage people to stay in their prospective origins as much as possible and encourage growth in those localities. This situation has exposed the unsustainability of the big sanctuary cities no matter how humane their intentions were.

Money isn't real and people still put it above the lives of others. It's almost like it's society's excuse for not doing right by others. Some people end up selling their children in order to make money. If government is allowed (i.e. by force) break this trust, then the entire system would collapse. This is a terrible idea! Even if Mortgage is also cancelled by banks, Landlords will still have to pay insurance and property taxes which makes up the bulk of monthly payments. Furthermore, what about the electrical, heat, gas, water, sewer, and garbage bills? What about repairs? Instead, just give people the money to spend as they have need.
Please pay your rent and your bills. Even if companies let you defer them. It will cost you alot more when they do start charging you again. If you can't afford these things, you can get assistance. I'm in Mexico, our main mortgage (Infonavit) provider put a halt on all mortgage payments for principal and interest for 3 months, and no paybacks either, just a complete forgiveness. Same goes for banks and credit card payment, and loan payments, a complete forgiveness for 4 months. It was all a competition, once one bank issued a halt, all banks followed, trying to seem more benevolent than the others. It has truly been a god send, allowing us to worry about food and the health of our loved ones above all else. Best of luck to the USA

In Australia at the beginning of the pandemic the government announced that no one could be evicted during the pandemic. And that people didn’t have to pay rent if they couldn’t. I'm from that area of East LA/Boyle Heights, I can tell you that unless the workers are working illegally under the table, they are making MORE on unemployment than they are working. There are still jobs to be had, it's all about "getting theirs", they will lose. The city is going to come out of this mess starving for property tax revenue (there's still a long line of border brothers and out of town transplants who want to move in and play the role of hipster in a historically ethnic neighborhood), so the city doesn't want to see the properties devalued and thus collapse their tax revenue. There's not enough affordable housing in California, let along densely packed LA, but other cities have burgeoning Latino communities that escaped the squalor, high prices, and depressed wages of LA and are succeeding in cities across America. I was shocked to visit Knoxville, Tennessee and find more successful middle-class Latinos in a relatively small college town. LA is a trap for poor people.
I understand that it really is hard for a lot of people right now to pay rent but people need to understand that it's a chain. If you dont pay rent, your land lord cannot pay the mortgage. When that happens at some point the bank will reposes the house. The bank will most likely just sell the house and you will be kicked out anyways. One way or another it's a bad situation, but "let's just not pay the rent" is not a viable solution.

Why is this so hard for people to understand...if people don't pay their rent, what is the motivation for landlords to maintain their buildings, invest in them and build new buildings. If we force rent forgiveness all that will happen is rent will go up, and the supply of rental properties will go down.

@@no_peace It's not sustainable for so much of an economy to be dedicated to a service economy. There are many things people can do for themselves that if they did, they would be able to save. They could read books for free instead of streaming subscriptions. They could do their own gardening and cook their own food. An economy with too much emphasis on other people serving you only invites our communities to be populated with people who have much lower standards of living than we do. There becomes a saturation of people who are willing to work for less because it's much better than where they came from. We should encourage people to stay in their prospective origins as much as possible and encourage growth in those localities. This situation has exposed the unsustainability of the big sanctuary cities no matter how humane their intentions were.

My parents rented their home and now are afraid how to pay the taxes and bills and they over 70 this is their only income. If government is allowed (i.e. by force) break this trust, then the entire system would collapse. Want to rent an apartment? Entire year up front. These people are among the lower educated, so to them they don't understand the actions of their consequences.

I’m a Republican and agreed with the Democrats the people should pay rent for a few months until they get back on their feet’s and the home owner should get a few months break also the banks always get bailout from the federal governments so they should give people a break.

This is a terrible idea! Even if Mortgage is also cancelled by banks, Landlords will still have to pay insurance and property taxes which makes up the bulk of monthly payments. Furthermore, what about the electrical, heat, gas, water, sewer, and garbage bills? What about repairs? Instead, just give people the money to spend as they have need.

Please pay your rent and your bills. Even if companies let you defer them. It will cost you alot more when they do start charging you again. If you can't afford these things, you can get assistance. This is why everyone in America should save enough money so that if you lose your job you can go six months without a paycheck.
I'm in Mexico, our main mortgage (Infonavit) provider put a halt on all mortgage payments for principal and interest for 3 months, and no paybacks either, just a complete forgiveness. Same goes for banks and credit card payment, and loan payments, a complete forgiveness for 4 months. It was all a competition, once one bank issued a halt, all banks followed, trying to seem more benevolent than the others. It has truly been a god send, allowing us to worry about food and the health of our loved ones above all else. Best of luck to the USA

Sadly it doesn't matter. Them, their landlord, the city, and the state all can not afford to forgive rent. The only reason states stopped evictions is because they definitely can't afford to deal with a increased homeless population. This goes double for California, New York, Chicago, Miami...all big cities.

The government will have to raise personal income tax rates in order to cover a portion of the money they paid out. Most likely will increase the rate over the next few years. In Australia at the beginning of the pandemic the government announced that no one could be evicted during the pandemic. And that people didn’t have to pay rent if they couldn’t. And that landlords couldn’t legally ask for back payments after it ends. Basically that everyone had to be reasonable- tenants and landlords.

I'm from that area of East LA/Boyle Heights, I can tell you that unless the workers are working illegally under the table, they are making MORE on unemployment than they are working.
There are still jobs to be had, it's all about "getting theirs", they will lose. The city is going to come out of this mess starving for property tax revenue (there's still a long line of border brothers and out of town transplants who want to move in and play the role of hipster in a historically ethnic neighborhood), so the city doesn't want to see the properties devalued and thus collapse their tax revenue.
There's not enough affordable housing in California, let along densely packed LA, but other cities have burgeoning Latino communities that escaped the squalor, high prices, and depressed wages of LA and are succeeding in cities across America. I was shocked to visit Knoxville, Tennessee and find more successful middle-class Latinos in a relatively small college town. LA is a trap for poor people.

I understand that it really is hard for a lot of people right now to pay rent but people need to understand that it's a chain. If you dont pay rent, your land lord cannot pay the mortgage. When that happens at some point the bank will reposes the house. The bank will most likely just sell the house and you will be kicked out anyways. One way or another it's a bad situation, but "let's just not pay the rent" is not a viable solution.
Yes greedy slum lords needs money and people needs work to pay rent but kicking someone out is unfair during this time. The government should make a law about it.
Or at least reduce it to 75 or 50 or 25 a month or something. This is a failed government. Because even more people will be homeless and will suffer even more.

I am a landlord. If a tenant stopped paying me how do I pay my mortgage? My taxes go up every year significantly. How do I pay my taxes? Who’s going to bail me out? And if the government does i’m sure they’ll be a lot of stipulations on how I can rent my properties in the future. There’s got to be a better way
