I transitioned my airbnbs to long term leases.

@@airbnbgirllaura I based it off the annual rental rate and shoot for $250-$300 Net Cash Flow per door. In order to get around the short term restrictions, I lease for 30 day periods, which falls under the month to month method, and satisfies most HOA restrictions. I’m sure you’re aware of this, but I would tap into the travel and allied health folks who need accommodations for their 13 week contracts.

Smart having it work as an LTR as well. I'll still do STR, just focusing on different market - strictly vacation. I don't want the regulatory risk.@@misteramsterdam8181
