It was in the middle of the pandemic, materials and people in short supply so it took 6 to 8 weeks for the building work and many more for all the internal work! Lots of DIY labour. Approx £25,000 including internal finishing. Building inspector said he would expect a £50,000 price tag if all done by a contractor.
Hi could you please tell me at what point does the gable end wall get built in the conversion? I understand that the roof structure is all timber when you remove the hipped roof, but is the brick work just for appearance?
Not my property, I only shot the video for the owners. I believe the wall was built during and after the timber structure and is mostly cosmetic. The ridge beam doesn't look deep enough to me. I didn't see the dormer structure being built so there could be additional supporting timber. It was architect designed and all passed by the building inspector.
Thanks for the response. I see a lot of hip to gable being the timber structure and then just clad with tile hang - so wondered how some go with brick work. Do they simply build on top of the wall plate there? Also, I didn’t quite know what you’re getting at with the depth of the ridge beam?
The hip roof structure was removed. It's now a gable end structure with rafters attached to a ridge beam. In my opinion the ridge beam should be as deep as the rafter end vertical cut.
really nice job very tidy .... i see next door decided to have their roof done as well in same tiles makes the finish even more impressive .......
Nice result at the end
Great addding more space and ultimately increase for the property value for the future
Great looking work! What would the cost be for this kind of conversion in 2024?
I love this addition. Can you tell us the total number of weeks and price for this job?

Can you come to Ireland and build a rof for me like that ?
Ha, no can do. It's not my work, I was just the drone pilot. It was the owner's DIY project.

Why do you need scaffolding on the neighbour's side if they are keeping their roof
If you watch the video to the end you will see that both properties had their roof re-done with the same tiles.
