  • Rentable square footage and usable square footage are real estate terms that identify what you have use of and what you are paying for. They are not always the same thing. Their definition and meaning is explained by NY architect Jorge Fontan.

    When I am measuring USF, do I measure from outside of wall or inside of walls or middle of walls. I am looking at space in a medical building. One wall is exterior of building, the other 3 walls are internal. They are telling me USF is 3, 400 but I am measuring only 2,950. What is proper way to measure this. Thanks.

    Great information!
    In a multi-tenant property. For example ( 100,000 RSF/ 85,000 USF) give out load factor of 1.15. Does that mean .15 would be equally divided by every tenant occupying a bld ?
    e.g. 1 Tenant = 1.15 *USF
    or 2 tenant =1.075. * USF
