      Just be picky on who you rent to. Ask for business and personal references and follow up on all of them. Same with at least 5 years of past residences. If it even smells wrong don't do it. Everything should be on paper. Deal with strictly proven facts (check stubs, credit checks, etc.) not emotion and stories. But also make sure you keep your end of the bargain. Bad landlords usually have bad tenants.

      Don’t rent to section 8 EVER, you’ll get this problem. Background checks, employment check, past residency statements. Not everyone has previous rentals so that shouldn’t be a deal breaker. You’ll find some good tenants doing it the first time. Just be diligent, if you live near the area just ask to do a once a month check up or something

    • @MegaREALdiva
      @MegaREALdiva Год назад +13

      @@mattyice9923 really?!? I know a few who rent to section 8 & they’ve been doing it for years because of the guaranteed income, but they also have strict rules in accordance to section 8 and do check ups. That aside,
      As a landlord, I don’t even think you have to ask for a check up, you just have to put it in the lease, and those who have a problem with signing = a major 🚩

      There were a few tenants who left the place a real mess, full of clothe, junk and even used syringes but not once did I ever see a place so filthy, damaged and infested like this case.

It cost him 30k to fix the place after 9 months. He has a court judgement but cannot collect since their income cannot be garnished. The wife was used to cooking outdoors where they lived. She tried to cook like that in the kitchen. He had to replace all the flooring, all the window coverings and repaint the interior. There was also damage to the kitchen from all the oil and smoke. They disconnected the smoke detectors constantly. He had to check them every two weeks and started bringing a fire inspector with him for his own protection. He sold the house after that

If it’s in my control I fix the problem myself. Good luck ! The tenants will refuse to pay rent because of you “invading their privacy “. You will have to evict them, which takes months and in that time they will destroy your house. All tenants seem decent at first meeting, you rent to them and you’d be surprised how they change - for the worse ! My advice, don’t become a landlord.
