Just be picky on who you rent to. Ask for business and personal references and follow up on all of them. Same with at least 5 years of past residences. If it even smells wrong don't do it. Everything should be on paper. Deal with strictly proven facts (check stubs, credit checks, etc.) not emotion and stories. But also make sure you keep your end of the bargain. Bad landlords usually have bad tenants.

Don’t rent to section 8 EVER, you’ll get this problem. Background checks, employment check, past residency statements. Not everyone has previous rentals so that shouldn’t be a deal breaker. You’ll find some good tenants doing it the first time. Just be diligent, if you live near the area just ask to do a once a month check up or something

Child protective services need to be called in as well if that's the case, that's hardly a safe environment for children. I'd bet my left cheek they would find drugs in the household as well.
I use to work in property maintenance. This type of tenant is common. Sometimes the sight and smell inside the apartments creeped me out. Moving dirty diapers out of the way to make a repair, uncontrolled kids reaching for my tools, the floor littered with liquor bottles or drug syringes. I felt so bad for the kids and for many this lifestyle continues after they become adults.
When I worked in real estate here in Oz, our property manager would do an inspection on all new tenants within a month or two to see how they treat the property. There were a few tenants who left the place a real mess, full of clothe, junk and even used syringes but not once did I ever see a place so filthy, damaged and infested like this case. The smell must be putrid. What a way to live and yes, kids have no say in the matter.
If I had kids, and was renting a property, I’ll tell you what I’d do. I would take them to the hardware store, have them buy paint with their money that they got for birthdays, holidays, allowance, whatever, and have them watch me paint the wall they damaged, then let them sit there and watch the paint dry.

We always had a rule in my house ( we were long term renters before we were able to buy). Leave the rental in better shape than what you found. My children as adults have also followed that rule and always receive a full deposit refund when they move. A home is a home regardless of who owns it.

Bleach does not melt paint off cabinets. The Defendant used some corrosive garbage to try to clean. What a nightmare---mice, roaches, bedbugs... I totally believe every one came from the Defendant. So sad a child grows up in that mess and obviously treats her/his home with the same disrespectful attitude.
The apartment complex I used to live in used a horrible, cheap, flat white paint that would come off the walls with WATER. We weren't allowed to try and wash the walls, they'd give you touch up paint if you stopped by the maintenance shed or just send them to repaint for you.
This is why renters like me have to pay so much to rent. She was a nightmare. She's probably living with her mother because nobody else will rent to her.

Renters don't realize just how violated a homeowner feels when they just destroy their home. It takes so much time and money to restore, but it physically hurts to see the total disregard of your property. We specifically allowed a mother with many children to rent our home (section 8) because we knew just how hard it was for her to find a home in our area.... big mistake.
Happened to my coworker also. He felt badly for a refugee family and rented his house to them even though they had no credit and only government income. It cost him 30k to fix the place after 9 months. He has a court judgement but cannot collect since their income cannot be garnished. The wife was used to cooking outdoors where they lived. She tried to cook like that in the kitchen. He had to replace all the flooring, all the window coverings and repaint the interior. There was also damage to the kitchen from all the oil and smoke. They disconnected the smoke detectors constantly. He had to check them every two weeks and started bringing a fire inspector with him for his own protection. He sold the house after that
it's not long with kids like this before they're roaming the streets with spray cans and doing their toddler-scribble all over walls, fences and buildings.
This is why my husband got out of the apartment rental business. He had a building which used to be a mansion which had been converted to flats. Between vandalism and failure to pay rent he nearly had a nervous breakdown. He finally found a buyer who ended up converting the buildings to condos getting rid of problem tenants.
As soon as the defendant opened her mouth, I knew she was one to take zero responsibility for anything in life. Her attitude with everything seems to be "oh it can be fixed. It's fine."

Putting a nail in the wall is an easy fix. When you take out the nail, just fill with putty. Putty is just a few dollars from Lowe’s or Home Depot. I filled every hole and got my full deposit back.

Defendant had to keep repeating questions asked by the judge before she would speak her lies and showing she did not care that her child damaged the property.
And that’s why there are so many homeless. A good number of them would treat a property like that, then get kicked out. You have to be very careful who you rent to!!
Trouble is I think that woman will never be able to pay the $5000 let alone more. I’ve rented all my adult life and always aimed to leave a property [ Council or private landlord ] in a better state than I found it. It’s how I was brought up.

I think prior rental history verification is very much so necessary and quarterly inspections. Background checks are irrelevant in my opinion. I have been a section 8 tenant for 18 years and have never lived this way. Because I’ve always believed in making my house a home. I do not sit and wait on the owner to fix something. If it’s in my control I fix the problem myself. I’ve even had the owners list the home for sale and specifically state “the home has to be purchased under the stipulations that the current tenant remains” all because of how well I maintain the home.
I was a landlord once. They seemed like a good family who really needed a place to stay. But they were actually tenants from hell. Long story short they never paid me rent for 8 months refused to leave my property until I took them to court. When they left they stole all the water pipes/fixtures, all my light bulbs...the toilet was black on the inside. All the windows were broken and they left a heap of trash inside and outside the house. Rodent infestation as well. Never again
@Xsilif yes I did...they were ordered to move out immediately which they refused bcos apparently they had no where else to go. Then the judge told them if they refused to move they were ordered to pay me all the rent they owed me for the past 8 months. So they did move but left the house in such a state. But I was so glad they were finally gone unfortunately someone else is going through the same issue with them now
Yup. My brother-in-law is trying to convince my sister and I to keep our late father's home and use it as a rental property, and we're both just like, NOPE. It's our childhood home, and I cannot fathom an experience like this, seeing someone destroy that home and having to repair it. I'd rather sell it outright, tell myself it'll be in good hands, and move along.
I rented a house for six years. The owners decided to sell so I was given a 60 day notice. They began showing the home the day after I moved out and it sold to a cash buyer the first day. I took care of their home as if it were my own. I said all this yo say every renter isn’t trifling and nasty like this one. But you really need to get background information.

Always take pictures before renting property to someone for proof of what it looked like beforehand. In this case, the plaintiff didn't need pictures of what her property looked before the defendant moved in since the damage left by the defendant in the pix speaks for itself.

The homeowner's damages far exceed her awarded claim. This is always sad to see when someone else destroys property they don't own but rent, and worse their children tear up the place because their parents don't care about anything or anyone else but themselves.

She also had a side business that did janitorial work at several local businesses in the evenings. She was only 23. This plaintiff reminds me of her.
When I was growing up we were poor. didn't have money to buy a lot of stuff. Our house wasn't 100% clean all the time, It was lived in.. But, we didn't have any bedbugs, roaches, or mice in our house. I'm the youngest of 6 kids.. My parents put all of us kids to work..Now, as an adult, I have my house SPOTLESS.. I can't stand a messy house..
The first property I rented out, to a single mom with and youngster. I made it clear that there were to be NO PETS, because when I bought the property, I had to replace all the internal doors because they had been badly scratched up by a large dog. What happened? So, after a few months of being my new tenent, she got herself a HUGE dog!!!!!!!🤬 Seriously, the majority of people who rent just dont give a crap about YOUR property.

I did that once as a young child. My parents made their displeasure well known, I never did it again. I knew they were serious. Different parenting styles over the decades.

Ive been a plumber for over 25 years. Its almost guaranteed that when the tenants talk like the defendant, the property is gonna be trashed and smelly.
In Australia we have routine inspections every 3 months. If things aren't up to scratch they come back in a week to make sure you've fixed stuff. We clean walls,oven etc for a week before. We're clean anyway but it's super clean on inspection day lol

Renters don't realize just how violated a homeowner feels when they just destroy their home. It takes so much time and money to restore, but it physically hurts to see the total disregard of your property.
We specifically allowed a mother with many children to rent our home (section 8) because we knew just how hard it was for her to find a home in our area.... big mistake.

Happened to my coworker also. He felt badly for a refugee family and rented his house to them even though they had no credit and only government income. It cost him 30k to fix the place after 9 months. He has a court judgement but cannot collect since their income cannot be garnished. The wife was used to cooking outdoors where they lived. She tried to cook like that in the kitchen. He had to replace all the flooring, all the window coverings and repaint the interior. There was also damage to the kitchen from all the oil and smoke. They disconnected the smoke detectors constantly. He had to check them every two weeks and started bringing a fire inspector with him for his own protection. He sold the house after that

it's not long with kids like this before they're roaming the streets with spray cans and doing their toddler-scribble all over walls, fences and buildings.
This is why my husband got out of the apartment rental business. He had a building which used to be a mansion which had been converted to flats. Between vandalism and failure to pay rent he nearly had a nervous breakdown. He finally found a buyer who ended up converting the buildings to condos getting rid of problem tenants.

Putting a nail in the wall is an easy fix. When you take out the nail, just fill with putty. Putty is just a few dollars from Lowe’s or Home Depot. I filled every hole and got my full deposit back.
Putting putty in works as long as the wall is white and the putty is white. Otherwise you will have to repaint and match colors. Not fun

Defendant had to keep repeating questions asked by the judge before she would speak her lies and showing she did not care that her child damaged the property.
Like how she deflected the "Who was supervising the 8 year old?" question. The real answer was "nobody."

Trouble is I think that woman will never be able to pay the $5000 let alone more. I’ve rented all my adult life and always aimed to leave a property [ Council or private landlord ] in a better state than I found it. It’s how I was brought up.

I think prior rental history verification is very much so necessary and quarterly inspections. Background checks are irrelevant in my opinion. I have been a section 8 tenant for 18 years and have never lived this way. Because I’ve always believed in making my house a home. I do not sit and wait on the owner to fix something. If it’s in my control I fix the problem myself. I’ve even had the owners list the home for sale and specifically state “the home has to be purchased under the stipulations that the current tenant remains” all because of how well I maintain the home.
I'm lost for words.. This is one of those times where I WISH Judge Judy had real authority.

I was a landlord once. They seemed like a good family who really needed a place to stay. But they were actually tenants from hell. Long story short they never paid me rent for 8 months refused to leave my property until I took them to court. When they left they stole all the water pipes/fixtures, all my light bulbs...the toilet was black on the inside. All the windows were broken and they left a heap of trash inside and outside the house. Rodent infestation as well. Never again

@Xsilif yes I did...they were ordered to move out immediately which they refused bcos apparently they had no where else to go. Then the judge told them if they refused to move they were ordered to pay me all the rent they owed me for the past 8 months. So they did move but left the house in such a state. But I was so glad they were finally gone unfortunately someone else is going through the same issue with them now

Yup. My brother-in-law is trying to convince my sister and I to keep our late father's home and use it as a rental property, and we're both just like, NOPE. It's our childhood home, and I cannot fathom an experience like this, seeing someone destroy that home and having to repair it. I'd rather sell it outright, tell myself it'll be in good hands, and move along.
I rented a house for six years. The owners decided to sell so I was given a 60 day notice. They began showing the home the day after I moved out and it sold to a cash buyer the first day. I took care of their home as if it were my own. I said all this yo say every renter isn’t trifling and nasty like this one. But you really need to get background information.

That defendant is DISGUSTING. Before I was a homeowner I rent multiple places that I raised my 5 kids in & left the places in better condition then I received it. My ex landlord’s also gave me back my deposits & gave me good references too.

Always take pictures before renting property to someone for proof of what it looked like beforehand. In this case, the plaintiff didn't need pictures of what her property looked before the defendant moved in since the damage left by the defendant in the pix speaks for itself.

The homeowner's damages far exceed her awarded claim. This is always sad to see when someone else destroys property they don't own but rent, and worse their children tear up the place because their parents don't care about anything or anyone else but themselves.
I was thinking exactly that. Feel so bad for the plaintiff that she probably felt this show was the best chance for her to get something back, even if the max allowed claim was only 5k.

As horrible as it sounds, I would NOT be surprised if that tenant requested a portion of the $5,000 split with her... "you wouldn't have received that $5,000 without me... and I need it more than you do" (yes, I know it's crazy, but we live in a crazy world with entitled people)
I worked with a young black woman who was a real go getter. On the side she bought several houses at Sheriff sales, renovated them and rented them out. She also had a side business that did janitorial work at several local businesses in the evenings. She was only 23. This plaintiff reminds me of her.
I could care less about the adults, but it's heartbreaking for children to have to live in filth.

When I was growing up we were poor. didn't have money to buy a lot of stuff. Our house wasn't 100% clean all the time, It was lived in.. But, we didn't have any bedbugs, roaches, or mice in our house. I'm the youngest of 6 kids.. My parents put all of us kids to work..Now, as an adult, I have my house SPOTLESS.. I can't stand a messy house..
The first property I rented out, to a single mom with and youngster. I made it clear that there were to be NO PETS, because when I bought the property, I had to replace all the internal doors because they had been badly scratched up by a large dog.

Exactly! That child was old enough to know better and she should’ve been made to clean it off the walls herself! My son drew a smiley face on the wall when he was 2. I explained to him that he can only color on paper. I cleaned the wall and it never happened again.
I did that once as a young child. My parents made their displeasure well known, I never did it again. I knew they were serious. Different parenting styles over the decades.

Cases like this are so frustrating because you know the Defendant knows she has no defense and is just coming on so the show will pay for the damages so she doesn’t have to.

Good luck ! The tenants will refuse to pay rent because of you “invading their privacy “. You will have to evict them, which takes months and in that time they will destroy your house. All tenants seem decent at first meeting, you rent to them and you’d be surprised how they change - for the worse ! My advice, don’t become a landlord.

My aunt and Nana have both rented out. They've had a few problems, mostly from foreign students from the middle east due to differences in society. Otherwise, they've had a pretty good run. Nothing like this Tennant, what a nightmare!

Ive been a plumber for over 25 years. Its almost guaranteed that when the tenants talk like the defendant, the property is gonna be trashed and smelly.

In Australia we have routine inspections every 3 months. If things aren't up to scratch they come back in a week to make sure you've fixed stuff. We clean walls,oven etc for a week before. We're clean anyway but it's super clean on inspection day lol
