      Crazy times we are in where $2M doesn't go as far in Sac LOL. That land is the pricey part. When compared to what you get with JMC in Rocklin, and Toll Brothers & New Home Company in EDH with much smaller lots, it probably pencils out. Just comes down to if clients want the land & large 1 story, or if they are open to 2 stories on moderate size lots that can be found elsewhere. We are just happy to have some larger new construction options, our options are really dwindling in Sacramento for larger new construction ;)

      @@livinginsacramentosuburbs at 2 million + I would be looking at Los Lagos, Shelborne or Wexford for a custom home on some land but that's just me. I think you are right about the land but a semi-custom for over 2 million...I was just expecting more from Tim Lewis :(

    Hello! I want to know what phase of building this community is in? I have visited the Tim Lewis community of Zinfandel Ridge in Plymouth that they took over from the original builder. My interest there was single story on large lots. However, when I learned about Magnolia, I was interested.
    Also, can you choose your lot or are they predetermined? I didn’t see a community lot plan online. Thank for your info. Love your video. You are detailed and use the correct terminology.

      @PamelaLogan-kh2je Thanks for watching! This community has had incredible demand, and sold/reserved over half of their lots before they ever got the models done. So I would say there is about a 1/3 of the community left to be released for sale. The lots are predetermined with plans/elevations, and there are 5 total plans even though only 2 are modeled. If you text us your email address, we can scan & send you the community map with the plans labeled on it. 9168004022
      We also have another community near by that just released new lots where you can pick the plan/elevation you desire. And have a few other communities with single stories on large lots in Rocklin & El Dorado Hills.       This one is Tim Lewis. They mostly just build in California & I think they have 1 community in Nevada

    The price is equivalent to a fixer upper in the South Bay, I think this community will have high demand.

      @brandoncarpenter9681 for sure! All perspective. To locals it might seem crazy, but for those coming from high cost areas in Cali like the Bay Area or So Cal, this is a fantastic bang for the buck!

    house is great but man that landscaping leaves alot to desired. tons of bark for a house thats over 2 million dollars.

      These lots would come raw, so you can design to your hearts desire & budget! House is $2M+ without yard, with a big piece of that being the value of a 1 acre lot in prime location/suburb.

      @hdfjg backyards come as a blank canvas on new construction with the exception of the existing oak trees, so all comes down to peoples budgets & imagination. A lot can be done with these yard sizes 😉

    Tim Lewis is not a luxury home builder at any price. They are a decent mid level family home at best. The home was very basic beside the sheer size. Toll Brothers is on another level for luxury homes. I would never spend $2 million on Tim Lewis. At this price point, it is either TOLL Brothers or full custom.

      @forexpro35 Toll Brothers is definitely one of our favorites! We've been hoping they build more on that side of town. So far they are just working on a new community in Lincoln. In regards to Tim Lewis community, a big part of the price is the lots in that zip code with that size home. $2m doesn't go incredibly far these days!
