  • Eichler homes created a mainstay in mid-century modern and revolutionized what was possible - a house did not have to be "just a house". This is owed to their sleek profiles and innovative features, which in my opinion, still presents as the best overall package in this subgenre of homes - even today.

    I got to work on a few of these when I was a carpenter. They are cool, open floor plan, lots of glass, large timber beams, tongue and groove ceiling, and the best feature, no stairs.

    I have a few friends with Eichlers in tracks in Orange County. It’s been a dream of mine to own one since moving to the Orange County area around 15 years ago. In 2020 my fiancé and I were able to purchase a post and beam mid century home with many of the same characteristics of an Eichler, but we still hope one day to own the real deal. Like you commented, the market prices on these homes are very competitive and landing one is no easy feat.
    I can’t wait to see your take on one, and will be looking forward to the updates.

    My good friend lived in an Eichler on greenridge, it was the best house layout I’ve ever been in. Like you said in extreme weather they’re really hot or really cold hah!

    My parents bought their first home for $34,000……..I will never be able to afford anything more than a mobile home, the value of a home today is beyond the cost of the actual materials alone.

    I'm a big fan of these homes, also love the double gable roof model OJ-1605. very interested to see your future home build. Are you considering making modifications in your build or enhancements to improve insulation?

      @@CornerBalanced Florida has homes that are U shaped instead of can atrium they have a patio,BBQ area with a large overhang and a pool all screened in with a cage in the middle of the U shape. They are very nice and great for entertaining.

    Very Creative but very limited in today's standards and not very family or child friendly without making upgrades that will take the older vibe away..It's for a more eclectic mindset..Prices are really high in Cali.. Here on the east coast VA/ NC 2million would get you so much more and in ATL or Buckhead you would have castle.. lol..Good luck..I look forward to seeing the progress...👍🏽

      @@CornerBalanced it looks more bachelor single man vibe to me..great for entertainment with big open area..lack of privacy with mostly tall windows that the kids stain up and do all kinds of stuff to..I'm hoping for the price some yard or land will be included for a child or children to run..Besides that it looked really creatively designed for its time period and definitely has a lot of art appeal. The over all function and size just is very questionable for me if I was considering it for a long term life with a single Family 3 or 4 ppl....Good luck though..Very exciting content.

      @@CornerBalanced as long as you do.. That's all that really counts.. I'm also in Virginia where we get every season so my opinions of the house are slightly different based on weather too. Some think my house is too big..I built my house also..I have 2 Children.. There are thing I'm seeing from my own perspective. As long as your happy dudes that all that is ever gonna matter... Congratulations either way... Building a home is a major accomplishment...👍🏽

    I love the look of these homes, however they are a horror to heat and cool. In the summer you need to crank the AC on full blast and keep all the curtains drawn and then it's still warm in the house. They are very drafty, small bedrooms, very limited closet space, and very little storage areas, and most only have 1 bathroom. I visited someone who owned one as a second home. They had an issue with the coils in the radiant floor heating and the slab concrete floor had to be chopped opened to fix it which would have cost a small fortune. Instead they put in euro splits.
    These homes where all built as starter homes. In Palm Springs they were all second homes as it was too hot to live in them during the summer months.
    If they could be rebuilt using all 21st century hvac technology with walk in closets in the bedrooms and a laundry room, then I think they wouldbe very popular with the masses.

      Agreed on all those points, pitfalls of their vintage and the purpose they intended to serve. I am building a new construction one of these as we speak, with all of the 21st-century advancements in house building technology.

      @@CornerBalanced I can't wait to see what you build. I agree with you about euro splits looking ugly on the walls. I have central HVAC with the vents in the ceiling, which allows you to place any thing you want on the floors/ walls and then you can cool the bathrooms and walk in closets. I'm on house #5 and have learned and still learning the hard way on what works best.
      Best kitchen is a small u shape, cabinets to the ceiling with draws for pots/pans and all pullout shelves in the cabinets, lots of counter space, open shelving are a no no as they collect dust and clutter. Wall oven, microwave cabinet, farm sink, under the cabinet lights and a built in cook top all make for an efficient clutter free look.
      Best bathroom layout is shower and tub opposite sink and toilet. That allows for a glass shower door to swing open with the shower faucet knobs on the opposite wall of the shower head. That way the water temp is easy to set before get in and no water prays out.
      From living in NYC I learned solid wood closet doors are king as you can hang anything on the inside to organize and double your closet space. You can also hang stuff on the outside of them as well, but I don't like that cluttered look. Investing money in closet organizers is actually a good investment. I have all my stuff (and I do have stuff) neatly in closets as I hate clutter and love a minimalist look.
      Deep roof sofets are another great feature as they keep the rain from coming in when the windows are open and keep the sun from blaring in and keep the house cooler while still letting in plenty of natural light.
      I really do hope you post what you're building, because I'd love to see your version of a 21st century mid century modern home.
      I'm in the process of decorating my living room mid century modern as I do live in a mid century 1958 split level 3 beds, 2.5 baths. The only thing I don't like about it is the way they placed the 3 stair cases which sucks as it eats up and wastes too much space. I'll be house hunting again next and it will be either a U shaped or L shaped ranch with a pool with no basement.

    A lot of these houses im seeing have a real lack of personality. Their pretty, and the indoor outdoor thing is nice, but its a lot of white on grey

      They are more minimal by nature but some implement materiality and contrasts better than others
