Registration takes a long time. By the time it is done, the original owner would've sold it several times, since any search would still show the original owner.
Just buy land from a reputable real estate organization, they have a lot to loose and won’t want to tarnish their hard earned reputation over a few thousand dollars

Land acquisition is problematic in Gh. I guess you just have to be lucky and find yourself in the right place at the right time. Very educative content, keep it up!
I would advise you fence your property after the land search to verify the ownership of the land. After that put a signage with the inscription "This is the property of ........ For further inquiries contact....... Please keep off this property." in front or at the middle of the land. When done, then you can go ahead with the registration. If you don't have the funds to fence the property, please do not buy the land yet. Any new buyer of the land would not risk buying that land when the land is fenced with the signage.
Afia, great interview! However, some tougher questions could be beneficial. The number of people at the Lands Commission asking for bribes to process my documents is insane. It's truly disheartening. I wanted to ensure everything was in order before starting construction. I began the process nearly three years ago, and they keep telling me it's pending on someone's desk, waiting for a signature. To proceed, they say I need to pay a bribe. It's just madness.
Small advice: My brother take action, start the process of retrieving your documents from the land commission before its too late. 1) Your documents might end up missing at the lands commission 2) Before you realise someone will encroach your land, the seller/chief might change their mind as the prices of your area increase in value 3) You will end up wasting more money fighting another person claiming ownership on the same land 4) Someone with more resources will start building on your land If needs be file a complaint with the police(against the person who took bribe from you). I lost 3 plots of land at a prime area trying to do the 'right' thing before construction. I wonder why a simple signature takes months and sometimes years. There are good people at the land commission but the bad ones are really denting the image of the institution. Until leadership takes land litigation issues seriously you just can't trust the system and process of "doing the right thing". The best thing to do is save money, get your documents back(as you will need it for the issuance of a building permit) consult the person/chief who sold the land to you, build a good relationship with the chiefs/elders while simultaneously drawing a building plan(This will cost you money as well but will save you a lot of headache)...lastly gradually start your project even if it's a single room but be ready to sort out landguards. Note : The aforementioned is based on my personal experience. I'm not here to dent the image of anyone. This issues must really be dealt with seriously, it's causing our country dearly.

Given the indenture ,but wen we started developing the land ,we were driven away by land guards and the matter was taken to court . The chiefs are now claiming bc the land or they sell it bc to us . The current K-12 American Science based System replaced the multiple School Streams (10, 11,13) which ran before 1987. Now, we are supposed to have 2yrs Kindergarten, and 12 yrs continous education ie. Grades 1 - 12, and not 3yrs JHS and 3yrs SHS. But due to messy implementation, we have arrived at this messy situation; we should go back and implement the original format.

A lot of leases have renewal clauses which makes it’s legally binding for the land sellers to renew for you. It’s why we keep preaching, ‘Ensure your land seller puts a renewable clause in your indenture’.
It will be bad to have all lands in Ghana sold on a freehold basis... Ghanaians will wake up to nothing, they will loose all their land to the rich and foreigners... Very wise decision
A lot of us buy real estate like we would buy groceries from the shop, we rush, don’t run checks, do it all by ourselves without engaging professionals and only come back to complain when we fail…..😅 Just spend some small money to do checks, you won’t do, take your time to get a professional help you, you won’t do. My question now is why do people want to still invest in Ghana anyways?🤔 If the country is that bad then why don't the people complaining rather buy their real estate in the West since there's better infrastructure, there's no corruption and everything is perfect over there?
