As a Montrealar I find it interesting how lots of people from Western Canada end up on that side in Mexico while from the east coast it's more Cancun/Playa/Riviera Maya. I'd love to visit P-Vallarta soon. I love your videos and how you get straight to the point! good job.

Hello again Elena!! I have Airbnb's in the Phx. area. I'm looking to sell here and move to P.V. I have two well behaved dogs - one's an ex-P.V. street dog and she's an amazing pet!!! I'd likely like to have a patio home; I would not mind an Airbnb potential, too. BEST wishes for you - I enjoy your videos!!!

Plenty of potential there to STR if lease optioning, for several years (2- 5?) per property. 25% for PM is a bit HIGH... so combining the two (i.e. lease with an option to purchase and ABB, VRBO, etc.) would make more sense... particularly if one were "mobile, between several properties," locally. I would mainly sublet with a 6, 9, or12, etc. month lease... vs. doing STRs... and 'automate,' the process. (Outsource...) But the market still has yet to 'correct' there, as aforementioned. (Then perhaps I'll pick up a few dozen, or more??? ;-)

@@ElenaNevza Hey Elena, Looking Good. :-) It's finally getting there again, in the economic "cycle." I was in a car collision (they turned left right into me... while I was driving past, at 40mph) five months ago, but trying to get "focused" on doing alternative terms (seller financing and lease optioning, etc.) deals, again. BTW, I was watching a video after three of yours yesterday by an agent in PDC, who is using a mortgage broker from Mexico City, you' all might not know of, yet? (They do loans in the 8- 14% range to non, temporary and permanent residents. See: "HOW TO GET A MEXICAN MORTGAGE - FINANCING PROPERTIES IN MEXICO".)
And now that one can "wrap" an existing (3- 5%) loan/s, seller financing again makes more sense in many cases... than a new mortgage. Perhaps you should also interview, more of your service affiliates? (And/ or 'add' them, to your online (?) guide/s?? You might also later 'license' guide info. to YTers, etc.? Or not?! ;-)
@@ElenaNevza I also just viewed a half dozen of your video "shorts," and 👍here's a suggestion: Do more of these "earn 10-15% Gross revenue" shorties... and only for properties the realtor and/or mortgage lender (or investor) is paying you to do. (Including walk- thrus you and/or the realtor, PM, lender or REIs do ... posted on a dedicated channel? And 'pitch' them in English, Spanish and Russian...) ;-)

@@mrchingonelvergas you’re upset because I said that particular property was not a good investment which is the truth. If I spend 300k cash and my return is only 30k a year. That give me 10 years before I break even. So now I have 300k tied up, there no equity so I can’t use that.
So please explain to me how that’s a good investment? That’s not including the additional fees she spoke about.
