    Great list!
    As for the Home Inspector, and I am one, how would he know how much it would cost to repair a certain part of the home? Is there a state, local, basic repair price for anything under the roof? I hope so I want that. A APP for that?
    The estimated cost in the field that the Home Inspector is not licensed to operate would be just that, a estimation to the max degree. Mainly because of unforseen issues and just expertise.
    That would be alot to ask, I would think, and increase his liability if wrong.
    How would you handle that?
    I'm asking this because I'm a Home Inspector as I said, and the client have, and do ask sometimes about how much something costs? When I am asked, I have to do a lot of explaining because there are so many what ifs. Especially with the prices of things jumping sometimes daily. And I'm not licensed in those areas.
    Your list is great and we are expected to be ready to know this. It did make me think lol, how many things do I check, and even check inside any given subject? I bet it would be pushing a thousand at least. Because we are there for three hours sometimes doing nothing but checking. So it is alot.
    Thank you sir, I watch any and every Home Inspection thing I can find just to learn and confirm. We all want to be as good as possible.

      The inspectors that I have used in the past have had a construction background and, like you advised, gave a broad spectrum answer to understand how little or how much that client would be in for a particular project. Us agents cannot give any relevant advice in pertaining to how much a project would cost due to the limits of our licenses and profession. It would actually be very beneficial if the state or board had a broad piece of collateral that can help Inform potential buyers of average construction project costs or even an APP as you suggest. Maybe HomeAdvisor could be considered an estimator app perhaps. Liability, for use both, is a huge part of both our businesses, well decreasing that liability I should say.

    I am dating myself with the Inspector Gadget 🙄 Anyways, what was the biggest issue you found during your home inspection? Mold, structure ... Worse?! Leave it down here in the comments!

      A house that was built in 1902. Crawl space that was only six inches high with no real access anyway. Flat parput walled roof that the trap door to the roof from inside could not be opened without breaking it. Outside walls too high for any ladder, (wish I had a drone or a ladder truck from the fire department). Also a recessed balcony, that when walked on, moved. That was the toughest house to give a real inspection.
      Plus after I made the the recommendation, which was bring in every kind of licensed contractors known to man. Then after all the various tradesmen came in to do their repaires, the loan company called me to do the follow up to ensure the work was done right and compleat. Well that's not my job, but the client wanted me to vouch for the work so her son could buy the home from her and keep it the family. She and the loan company where all acting like I was the kingpin to determine this transaction would take place.
      I felt like the devil was setting me up to bury me alive and never to be found again.
      I wish I only had to deal with mold. Termites and electrical problems. It's the other people that pass the liability to someone else to only burn you if they had half a chance. Somehow I like it. But dam.

      @@jamespatterson1433 I can relate to this all to well. You are looked to be the encyclopedia of houses, law and codes. Unfortunately that is not the case. I try my best to lay out the clear expectations and fundamentals of all professional parties involved. Many times to no avail. I suppose we could blame HGTV for shows like Property Brothers and Selling Sunset for selling false pretenses. But, I love it too, Its what we are meant to do. I feel like we could write quite a book about all of our professional minutia on a day to day basis.
