I would change or adjust the bedrooms add doors for privacy then maybe add an outdoor shower downstairs. Add a slab of concrete below the lanai to have a sitting area for the bottom bedroom. I'd change the inside to suit MY needs, maybe a little, maybe a lot. It has ALL the necessities. The outside IS MY paradise. Several "levels," and gardening spots for more "farm to table," eats. AGREED on the trees. Avocado, orange, lemon, banana, papaya, mango. Pineapple orchard, I eat all this stuff and so do others. 3 acres, could make $$, too.
it would be perfect if it had a little plunge pool to cool off - other than that - the peace and quiet, almost off-grid, away from people - I would LOVE it.

I assume this is using a septic system? Does this area receive a lot of rain or just the opposite? I have never been to the Big Island (just to Oahu) but the price, views, and acreage really makes this appealing to me. Has this been sold?
This one is under contract at the moment. Plenty of rain up there, but I would not say a lot, at least not by our standards (Hilo is a lot!). I think this house is either on septic or cesspool.

Are most homes you tour NOT able to be used for short-term rentals? Will you say in your videos if it is able, and if you don't specify, assume it's not able to be rented short term? Would you be able to recoup what you owe on a mortgage, taxes, etc. with a long-term renter?
Good questions! If you can STVR it, I'll always let you know. As for the half bath. Whenever you see something that is unpermitted, it means that when it was built they did not get the proper permits. If the County learns of this they can require an "as built" permit to be created after the fact, or the owner can remove the unpermitted area.

Depending on the tree, just a year or 2, but after 5 years you'll be swimming in fruit!
