Retired 2 yrs ago, brought a rural, older home!!! 2000 sq ft, 1 1/2 stories with a 900 sq ft garage! Inspector said house is in better shape then new construction!!! Spent about 25,000 and did a bunch of updates!!!! We live the home!
The sad part is, 90% of the agents in the biz, are in it for the commission and are nowhere near the caliber you speak of... Here's hoping that the coming RE downturn will wash out those 90% agents who are in it for themselves only..

Maybe Doctors...Auto Mechanics...Politicians... could be grouped into "ALL" as well ? Maybe you had some bad experiences in the past? Not everyone is ALL category! You probably need to talk with the eldering widow that had a super small budget, and yet we worked hundreds of hours to get her into her new home and she is forever grateful... Maybe the single man who was taking care of both of his parents, and got them out of the moldy home they were all living in, into a much safe neighborhood. We have helped many who were down and out and we gladly helped. Sorry you had a bad previous experience...but THAT is exactly why I do these videos, to educate the public and help others avoid the pitfalls that are costly. Real estate can be quite a rollercoaster, the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate my entire $700k liquidity value to my stock portfolio or just stay 100% cash?
Right, I and a few neighbors in Bel-Air area work with a coach who prefers we DCA across other prospective sectors instead of a lump sum purchase. Following this, my portfolio has yielded over 120% since early last year to date. IMO, nothing beats expertise.

These houses being built today on treeless, bushless, tight lots… it’s our own fault for buying over the decades with lower and lower expectations. So grateful the house I raised me family in was solid, dry, cozy, well wooded, just a great place for kids to grow up in . Ps when I moved from the empty nest, my dream home under deposit,mourned up a huge water claim, no disclosure and insurer called to tell me at virtually the same time the inspection was going on 60% moisture on his hand held meter… I pulled out of the deal, got my deposit back and moved to the state without a home yet. I put my stuff in storage, put the mover on a hold, and lived in a hotel until I found and inspected and made sure no insurance claims, my new home. Stressful a bit, but a high relief to have caught it My point is never let panic or a NEED to live somewhere make you settle. There is an option, and a level head
The majority of labor are from South of the Border. They don't read installation instructions and are unskilled. Hire a code certified home inspector for the pre-drywall and final.

home buyiing disaster if you don't use a realtor lmao. that should be the title. we bought our home with a sales person in Virginia. We hired a real estate lawyer and I did all of the research and we been in the home for 14 years. no issues. There are a lot of shady companies and realtors out there. Just do your research people.

There is a home in my town that is on sale for the 5th time since 2022. The outside looks nice so I think the bones have to be bad. The neighbors on either side keep their yards kept well and are quiet. Everyone is quiet over there. But the longest anyone has stayed is 10 months...this last buyer only 6 months. It was pending, then I drove by on the way home, and a bunch of inspection vehicles were there. I looked the other day, and it was back for sale. I guess it fell through. I know I'd think twice due to the sales history. My working theory...It must be something big that just keeps becoming a bigger problem over the years, and the new owners get blindsided with it after a few months and sell it, without telling the new owners.
The lion kingdom bought expensive land & faces $10k in tree removal costs, then grade leveling, driveway, utilities, but forget about finding anything prebuilt nowadays.
I would also add: find your own inspector. Using one recommended by an agent is dicey, because they will not willingly use someone who might find things that will blow up the deal. Also, I can see why sellers are unhappy paying the buyer's broker's fee. If I am paying someone, I want the working for ME. It will be interesting to see how the new ruling on commission splitting works out.

What do you think about the buyers agents they hook you up with on Zillow? How does that work? I think at least my game plan is pretty good tho as I’m looking to downsize and so if anything goes wrong perhaps it won’t be as bad as it would be for a larger home. Hopefully it will go well tho but I haven’t bit on anything yet at all. I think my rule of thumb really is tho to just not too heavily rely on anyone else’s opinion (let the experts weigh in, of course) but really listen to my gut…(not my infatuated attachments to anything) plus take all the prudent precautions to check everything out. Kinda like dating I guess. Don’t date just one. Always have multiple options and vet who and what you need to vet. 😅😅
Better question: why would real estate agents pay Zillow to provide them buyer customer leads? Would a doctor pay a 3rd party for patient leads? Not a doctor visit I would want to make if I didn’t have other options. You are correct, get your info from multiple sources, do your due diligence, learn as much as you can, then go with your gut feeling and these usually make the best options in the long run. The architecture alone of today's homes is absolutely pathetic. They look either like dental clinics or chickencoops. All the features in the homes are outdated at move in and the homes are cheap and incredibly basic.

in my opinion, some financial situations can be handled on your own if you research enough, while others are best navigated in consultation with a CFP
