Exactly! I have had the convo each time BEFORE meeting the potential client

That's why I deliver that part as a way of being transparent with the potential client. I tell them what they are able to do without an agent/broker, but if they want to work with me specifically or with any agent, then their signature on the buyer's agreement form is required. WA made it a law in Oct. 2019

Would it help if, you signed this form?

I'm not signing any forms. You will not own a home then as I think closings have "forms".

And there WILL be objections to deal with BUT if they do NOT want to sign the form, then it's a NO Show of any homes. Next....🤔

I’m looking to sell my house and buy in Florida. I can assure you I am not signing this form. I will just go to each house I want to see. It’s not that hard.

Hi, I'm curious how you will go to each house you want to see? Are you planning on calling the listing agent for tour or just go by the open houses? Here in California, if you call the listing agent to view the property you'll still need to sign a form that spells out agency. I'm not a fan of the forms myself, I'm just curious how consumers will view properties if they don't plan on viewing it with a licensed agent?

The listing agent is gonna have you signed a Buyer broker agreement. Is now mandatory here in Florida for all agents to have potential buyers signed one as of August 6. If agents don’t do it is a level 3 violation with fines up to $15,000 and or suspension of the agent’s license.

@@joshuafarrisrealestate I'll be buying in CA soon. I'm not signing any contract with a listing agent or buyer agent. If the listing agent won't show me the house, then I'll contact the seller (and broker) and encourage them to FIRE THEIR AGENT. I'm pretty sure I'll be successful. As the saying goes, 'the buyer is always right'.
You agents are going to have to learn how the free market works. You're used to a rigged system. The buyer has all $$$$$$$. If you want to stay in business, don't piss off the guy with the $$$$$$$.

@@larryjones9773Fair enough, I was just curious how buyers plan on going about it on their own with this new procedure implemented. Let's stay in touch, I'd be interested to hear how your home search goes, I think a lot of sellers will request their listing agent to host multiple open houses so that unrepresented buyers can view the property. Not all listing agents will be willing to do that, but I think it's an important component of marketing the home. Best of luck on your home search! I hope you find one that fits your needs.
