Meanwhile the Parisian natives cannot buy a flat in their city anymore. A 30sq.m. Studio in the shadiest part of town (be it la Chapelle, Chateau Rouge, Barbès) won’t go for less than 300k€. I bought a 116sq.m. In la Chapelle for 220k€ twenty years ago, sold it in 2012 and invested in another part of the country, now I could hardly buy a 25sq.m. For that price. Wages have been reduced in the meantime. Just so you know what the Parisians are going through.

All those single-glazed windows plus being right by the Seinne = fkg freezing in winter + high heating costs! It’s a cute pied à terre but not for long term living
@@aberreg not in Paris, you can’t change it. The entire building have to change it in the same time and with the same windows for all apartment. So the entire France is in double or triple glass and Paris in single .... 😂
@@destineos8038 No you can change them, as long as it looks the same from the outside. Which is very expensive (meaning you have to redo everything in painted wood usually). It is the same in many cities in France (eg Montpellier)
Those original windows and doors are TREASURES. It's almost impossible to get the wood, and almost impossible to find craftsmen capable of doing the joinery. The building, by virtue of its inherently energy-efficient SKIN-TO-VOLUME RATIO, and by virtue of its thick walls, will be reasonably comfortable. The Seine, being WATER, should help stabilize temperatures. For those whose with metabolic issues, who cannot handle even one bit of cold (one wonders why such people are living in NORTHERN France, if they're so sensitive to cold), there's always the option of curtains (originally, there would have been at least two layers of fabric at the windows, in addition to shades and/or shutters). And, it's certainly possible to have nearly-invisible single-pane inner windows installed (these reduce noise transmission, and, depending on the material used, can stop bullets). But truly, people who don't appreciate architectural treasures, and who obsess over energy efficiency, should be living in Modern apartment blocks. There are plenty of those, in and around Paris, for people like that. Such people DON'T BELONG in historic buildings.

Almost perfect , except for ... 1. The broker shot introducing the apartment could’ve been done outside the building, with the building at his back. 2. The sound track is annoying. This is a classical building. If you are to use music , pick something that matches the building. 3. They weave the camera around the walk through tilting towards the balcony . Get the room full shot and then move around, only after you swept the room with a glancing shot. Zoom in Details should be the last thing. 4. Use a full frame camera or lenses that allow for full capture.

In that neighborhood there are not many cars neither buses nor train. This area is extremely exclusive because it is an island in the middle of the river. Downtown paris best place!
Interesting place. I love the old school fixtures, plaster, wood and dècor. The kitchen is too small but I could live with it for the sake of authenticity. But that awful pink bedroom needs to be reinvented and the storage area or hall with the busy blue & yellow wallpaper needs to calm down. Mediocre attention deficit video did little justice to a place loaded with beautiful details. Had to turn off the sound ASAP.
Needs gutting out and rebuilding. Rooms are way too small and in enfilade, kitchen is a joke. Decor is definitely not in my taste and windows seem to be single glazed... . Location seems nice though, how far is it from battle grounds such as Gare du Nord?
You need to look up where Gare du Nord is (hint - not in 4th arrondissement). Doubt you can gut and rebuild a Haussmann building (restrictions in place) - "enfilade" is part of classical French interiors. Find yourself a modern square box in a new-built high rise.

Amazingly dull and unappetizing third hand decor.
The kitchen and bathrooms need a total renovation. The Bedrooms way to small.
