  • This fantastic London home won the Best Green House category in the Homebuilding & Renovating Awards 2018.
A former garage on a small plot with tricky access, this modern Passivhaus-certified property was built using SIPS panels on a low budget.
Architect Richard Dudzicki (@rdauk) talks us through how they achieved this.

Given the constraints, this is a beautiful solution in very challenging conditions, excellent 👍

Great design. Would be interested in a deeper look. Surprised these 'brick slips' are not at least 2 times cheaper than bricks itself, as in my mind you can make at least two from each brick (one on each side). Thanks!

Wow, did you say 250k was low cost! gobsmacked! Great use of space though

Gorgeous house and an extremely fortunate owner but you are cheating if you don't tell us how much the plot cost. I would also love to know how much the space constraints added to the expense - would it be cheaper, for example, to build this house on a site with easier access.
That said, I wish all houses were built with this much attention to detail. Every house should be a passivhaus

I have work needs doing, where do I put it out for tender? Or if I want to do some work where do I get tenders?

We believe the build cost for this property was approx £250k.

I won't lie, that music loop was super annoying. As to cost, yeah, "cheap" is a very relative term.

    250k is not cheap 😃

Nobody is suggesting £250k is cheap. However, in Greater London, a 2 bed Passivhaus for £250k is extraordinarily low cost, comparatively.

If you look at buying a regular 2 bedroom house in London, you'll find out how well this bespoke Passivhaus compares... Thanks for watching!

250k BUILD cost, no mention of the plot price. Not cheap in the slightest, but hey how are you meant to get hits on RUclips without a catchy thumbnail

Again, nobody here has used the work "cheap". That implies low quality. This is an extremely high quality build - Passivhaus are incredibly rigorous in their certification. It's a comparatively low-cost Passivhaus, built on a difficult-to-access plot, in London, with the highest-priced labour costs in the country. Homebuilding & Renovating are always interested in speaking to high quality architects and featuring well-built properties for our selfbuild audience, but less interested in "hits", as we don't monetise our videos. Thanks
