1950s Home Retrofit to Super Efficient Passive House - Urban Green Building

  • This 1950s Montreal house was retrofitted to become a super efficient passive house by adding a 16 inch thick layer of cellulose insulation to the exterior.

    Maison Ozalée's builder, Richard Price from Construction Le Tournesol, also used triple glazed windows with insulated frames, and strategically placed small windows on the north side of the building to reduce heat loss, and placed large windows on the south side to take advantage of solar gain, which helps heat the house in winter. In order to avoid overheating the house in the summer, there are built-in shading elements above the large south-facing windows.
    The home is airtight, with plywood sheathing to solidify the older home doubling as a vapour barrier once all the seams were taped.
    Because of the energy gained from passive solar, and because it's airtight, this home only needs approximately 10% of the energy a typical home of the same size would need to heat during the winter.
    The owners are very environmentally conscious and added additional features to their home to make it sustainable not just in terms of energy, but water as well. They installed a rainwater catchment system that feeds water into an underground water cistern which they use to water their enormous permaculture garden. They use no municipal water to irrigate their plants.
    Indoors, they've installed a grey water recycling system that allows them to filter and clean water from the shower & bath and then reuse it a second time to flush their toilets.
    It was really interesting to see how this alternative building technique can result in such enormous energy savings! And to see that an existing home can fairly easily be retrofitted to be more energy efficient!

    This house is great, because the owners found an architect/builder who isn’t ignorant or who is totally committed to utilizing current technology and current ecological standards as much as he possible. It’s encouraging and discouraging, because so many builders just don’t care.

      Would help if he established a budget of capital cost and operation span of a modular to calculate cost then what has a benefit to appraised value.

      Its not an easy problem to solve... many home buyers want the most "bang for their buck", which means maximum square footage for the lowest price. You can't blame the builders when most home buyers are even more ignorant and unaware of what's available, and what the long term or lifetime cost of an inferior product really is.

    The fact that the house is supplied with 100% fresh air with no recirculated air is quite impressive for a passive house. Also, I'm glad that this video didn't spend time focusing on solar PV.

    Some posters have mentioned cost issues. I'm going there also. In a project like this, it would be nice to see the delta in the construction costs between the full passive house design and a conventional remodel, and the subsequent saving in energy/consumables costs.

      For sure. Since you posted this comment, premiums for PassivHaus construction have come down a lot. Last study I saw found a ten percent premium in N America, which is well within range especially if you get blower door tests and real construction guarantees in the extra. Lime- based paint and bamboo flooring though, yeah that's some fancy-consumer choice going on, maybe not on my menu. Builders in our region are going through a learning curve for some of the techniques but what I've been hearing is "this is just the right way to build things" that most owners don't consider. Ie is your house properly taped and air-sealed ?

      @@acchaladkaYep, I looked recently & my research says about a 10-15% increase or "premium". The personal and ecological benefits far outweigh that "premium".

      @andytiedye oh I agree, sky's the limit; the studies are pointing at alleged averages. The issue I believe is that the large-sample longitudinal (ie lots of buildings over long time frames) are simply not yet available. And I don't know where we'll find the good data at this point.

    Great Job! I would love to see more details on the retrofit, such as how the foundation was sealed to the plywood sheathing, how the foundation was insulated, how the external insulation was "hung" on the exterior, etc.

    Well done guys - great to see you pushing hard to achieve higher standards than the ‘norm’ around you - in the UK, a project like yours would get hit by +20% vat for tax on refurbishment properties, which is ridiculous considering how important it is for us to make use of older housing stock... are you affected in that way?
    Brilliant to see your care for materials as well, and I am sure some of this initiative came from your clients as they look like they have a real ‘one-planet’ caring focus.

    I like that fact that it's extremely energy efficient. But it has got to cost mega bucks. Love the tech in the build, but until the pricing for a lot of that tech comes down, I don't think that most "normal" people can afford this. Those triple pane windows would probably take 20 years or so to recoup the cost difference from double pane. But still, I like the philosophy of passive homes and I think at least some of the tech is doable and can be implemented by the masses. Bottom line is shoot for the moon and if all you can do is hit the roof, at least you are making some progress towards a passive house and you move the needle for all of us.

      There is actually an affordable option, called a monolithic dome, which is just solid sealed concrete.

      Hempcrete is probably the single best solution. Itll come as hemp is legal and passed in the 2018 farm bill.

      Single pane windows are better and more realistic ngl. Who can afford double pane windows and why bother? Single pane windows are usually prettier too

      @Chris67 we're in Canadian dollars here and our electricity price is about 8 cents per kWh at the moment in Québec (province where Montreal is located). Fortunately construction premiums for PassivHaus has come down a LOT in the past years and I think a realistic expectation is to pay about ten percent more than standards-compliant 'to code' building. That's still a lot but usually less than you pay in sales taxes to your contractors. In exchange you get the non-drafty, well-built, no-power-outage-problems in winter, long lasting house you dreamed of, basically.

    It's built like a spaceship! I love the garden.
    This house would be good for keeping out contaminated air or water from the outside, and it's protected against extreme temperatures.
    It would be great to add solar or wind power to this, but those are not passive.
    I like the rainwater catchment, cisterns, greywater reuse, and the triple-insulated windows. I love how they reused what they could and found the rest locally. It would be a nice opportunity to have a more local source for the windows.
    Geo-thermal is great for building the benefits of a cave above the ground. However, I wonder how long it lasts and how do you repair it if there is a problem?
    If I had this house, I would add a rocket-mass wood burning stove/fireplace to use for the small amount of additional heating in the winter when many people might use a fireplace anyway. You could use it to heat water and to dry things. I would have a clean, safe way to use compost. A small greenhouse, and a screened-in porch for spring and fall use. I would plant evergreens on the north side for wind protection. And an arbor with vines on the south side, shading the deck. And I would have a large, walk-in root cellar.
    The insulation was cellulose--which is just like straw bales but in smaller bits. Molds eat cellulose, so I hope they have ways to keep it very dry.

    Love how you incorporated so many energy saving ideas. Like how you've made such a stable living environment with constant temperatures and air quality. I imagine constant air flow would help control humidity. Wonderful mechanical design. I'm wondering if you'd tell me what 3,000 watt heater is used in this house, thanks.

    Beautiful house, that concept would work as well in hot areas, no need for air conditioning. How much more would it cost for the materials compared to a regular house. Currently all new house in Canada require an air exchanger for at least 25 years. Is that unit different?

    I'd like to know about how much it cost to make that Passivhaus retrofit.
    I didn't know you could basically turn an existing hours into a Passivhaus! That is super cool!
    I'm super excited to do the same. I'm currently saving up to get a house in 2-3 years time and I'd love to do this to it!

      Ther is a specific version of the international Passivhaus (Passive House ) standard for retrofits: EnerPHit. passipedia.org/certification/enerphit Cost will depend on what you're starting with, what the lcoal climate is like and how readily available high-performance the products that are needed are.

      I just looked closer at the footage and it's called an "electric duct heater" and it seems to be made in Canada by a company called "Stelpro". This model is 3000 watts. Hope that helps :)

    I think we can lower material and building cost by making just the bed rooms “passive“. And the reason is because the living rooms and kitchens can be heated with decorative and utilitarian methods (fireplaces and stoves) when we boil down their elementary uses. The bedrooms are smaller and less windows , lowering costs. Leave living room and kitchen , entry and bathrooms at regular standard and price. Design how you like . This is just a method to lower costs. 3 pain window prices and 30 inch walls in large spaces really cost. Leave that for the most important bedrooms.

    I would call it a rebuilt or remodel than a retrofit. Do you have any examples of retrofitting an old house to higher efficiency? It does not need to be a passive house standard.
