Great first video, Kathy! Thanks for providing another avenue for homeowners to educate themselves on how to efficiently navigate the building process. With proper pre-planning and the right team, it can be an enjoyable process for all stakeholders!
Hi Tony! Thanks so much! Yes, pre-planning is SOOO important! I love how your company also has similar perspectives. Do you have any FAQ's that you get from clients that you think may be a good future topic?
I will show this video to my mothers as she loves home design. This would have been helpful when we build our house. Would be interested in features like home additions such as game room.
This was well put together and you're great on camera. My partner and I are building a home manufacturing business which includes custom homes. This is definitely helpful info for those looking to build.
Hi Kathy. my partner and recently started our custom home building process and your video was so helpful. we are going to have the parameters meeting with the architect next week. i would like to know as far as the budget, who has more impact, the architect or the builder ? thank you
That's a really great question! The answer is "it depends". In my opinion, the architect and designer have the most control over the budget. The home that they design DIRECTLY impacts how much the budget will be. The builder can give you the pricing for the house, but he/she doesn't ultimately control how much the house is going to cost. So it's important to make sure you're working with an architect and/or designer that understands how to design on budget. Once the design and budget are finalized, THEN it is the builder's job to keep the house on budget during construction. I hope that makes sense and helps you along your journey! Please feel free to reach out if you have any other questions! kathy@phase1design.com
Excellent video and opened my eyes into the process. Thank you! As for my question: How to ensure I have the right builder for the job? One that uses the right materials and workmanship and doesn’t cut corners or use inferior materials to make more profit for themselves at the expense of having a beautiful home that won’t last? Does the custom home designer ensure they only work with the best builders or is the responsibility on the home owner to vet these builders?
Hello! Thanks for requesting those topics - they are all GREAT!! Especially regarding "who's responsibility is it to vet the builders"? We'll definitely make some videos about these topics very soon. I will try to tailor the content as much as possible :-) What geographic area are you considering building in?
That is so great!!! I'm so glad to hear it was a fun experience!! It should be!! Was there any good takeaways and learnings from building yourself?? 😀😀. I always love hearing feedback!!
You did not mention anything about architects. I think a good architect is the key for a great project. Not only take pictures and do a salat of design. You need a great space design, great architectural details and everything to get something perfect. But about other steps, nice video.
Hey, I’ve watched one video that you’ve said that you graduated from SAIT in Calgary!! I am willing to study there and I wish I could talk to you about the program!
Hello Araf, yes it would likely be possible, but would depend on the lot/property. Do you want to email me the address and I'll review it for you? My email is kathy@phase1design.com
Hello Iven! Thanks for watching!! Please let me know if you have any specific topics you'd like me to cover in future upcoming videos! Or questions your clients frequently ask! :-)
It depends on the City that you are building in. In most cities, the Building Code does require engineer stamps for certain parts of the building. Where are you planning to build?
@@KathyYuenOfficial I plan to build my own house outside Calgary or Edmonton. I am also an Engineering Designer however I majored in Mechanical/Process. I do also have background in structural/civil so I could do the calculation my self.
Very informative. So important to know all these things! And I love the document your wish list...that's good with anything.. I always forget the details later.... and then remember later!!! LOL... if you know what I mean!!!! ~Elizabeth . :)
Hey Kathy, Just found this video and must say as a graphic designer you did an excellent job putting this together. Question, I am looking for information on how to become a Luxury Homebuilder. Do you have any information on where I should start? I know I don't have to be the expert in everything but should have a good understanding of the process at least. I live in Las Vegas.
Hello Kyle! That's a great question. There are many skill sets you need in order to become a luxury home builder! The most successful home builders we work with have an extensive background in construction (to understand the construction process), financial management (to manage clients' money), project management (to manage the actual project), and business management (to run the business successfully). There is quite a bit to know. I would recommend finding a luxury custom home builder that would be willing to mentor you and walk you through this process. I can tell you that nothing will replace first-hand experience in home building. Also, I would encourage you to check out a local Home Builders' Association and start networking with industry members. Typically, this industry is quite localized, and it's good to know "who's who" in the industry. If you need any other help, feel free to reach out! kathy@phase1design.com Good luck!
Thanks for the input!! We'll definitely be making videos about those two topics! Fees can range depending on geographic area. Do you mind sharing which area you are in? I will try to customize the video to your specific area as much as possible!

The video is good, but at which point should you be hiring the contractor or the architect?
Very informative videos. Do you design and build too?
We have built three homes, two 100% custom. My husband served as the architect. So fun. Crazy, but fun.
