Great video, very clear and informative. Happy to hear about decks no longer impacting building depth/building depth regulations being done away with in lieu of rear yard minimums. Curious where I can find this amendment. I haven’t seen it on the CoV website, I hope it’s not too good to be true!
This is awesome! Doing this in Colorado. Have land, starting to work on engineering, driveway, septic, well this year and house stuff next year. Contingency- $100,000. We hope. And builder asked to talk to architect to make sure our budget was first in consideration. We are small potatoes here in Colorado. And it’s going to be tight.
If the people voted against this Then the government is wrong and needs to back off .....

Increasing density will drive up land valuations for sure but it does not mean homes will be more affordable to buy for first-time homebuyers despite being denser and generally smaller homes.
Building material sky high and trades are up too.2024 price?
Spot on with your observation! But.. you missed the real gotcha: the contractor/builder costs VARY so much.. and with their differing skills, experience, pricing, markups and also their allowances, AND their "non-negotiables" (types of materials/fixtures they will allow). We hit your S.F. cost trap (many estimates we saw were based on the heated space only!). All I can say is I spent $5K in costs to get us to where we are now after 2 years of study, research and budgeting. I hope you can produce videos that explain about builders - how to find one that is the right "fit". We finally found our contractor that we can work with.. but even then there were very few desired things we could negotiate/add.. without breaking the budget. In short, having the wrong set of plans and builder can actually hinder.. and much as help.. the prospective custom home customer. Thanks for the Video!

Hi, if the lot is 46 by 120 and we would be building a 3 floor home with a secondary suite and a laneway house , how much sqft would be allowed for the main house. Thank you
Hello! Thanks so much for watching! The most accurate way to answer your question would be to email us your address at hello@phaseonedesign.ca so we can review in more detail. However, if we were to make some general assumptions that this is an R1-1 zoned lot, the main house including suite would be allowed 0.60 FSR which would equate to (46 x 120) * 0.60 = 3312 sq ft. Please feel free to email us directly so we can verify with an address. Thanks!

What's your biggest challenge when dealing with the "cost per square foot" conversation?
the biggest challenge is that most people asking this question dont understand the question.
The real problem is that each square foot in your house costs different amounts. The cost per sq ft is an average. So if I’m over budget I might think “I’ll cut 100 sq ft off the build and I’ll be golden!” Wrong! The cost per square ft in your kitchens and bathrooms cost more than cost in the bedrooms, which is more than the patio and garage. And no matter what the lot costs the same, and the permits cost usually the same and foundation will be the same. What I want to know is what are the fixed costs in the home, and then what is the cost per room so I know where cuts will net me the most gain.
