    Definitely 1 of the most informative vids, I resonant with your buy strategy, other buy,refurb,repackage vids miss the point on being re mortgage at the buy figure. I have £25k cash, but like the idea of a joint venture partner

    As a 23 year old I'm looking to invest in buying my first buy to rent house. Your videos have been such a great source of information to me. I'm just curious do you use a letting agent or rent the house directly yourself? If so what's the advantages and disadvantages of both

      Could I just ask roughly how much do you need to get started as I’m also 23 and only just got interested but will need to educate myself more

      If this is a buy to let you will need a minimum of 25% down. The viability of the mortgage will depend on the rental, and the provider will run a stress test with a slightly larger % than what you're applying for, i.e the mortgage states 5%, they will test for 6%.
      Napkin math example 100k price, 25k down, 75k mortgage.
      Interest only repayment about 400-500£/ month.
      The provider will "stress test" with 550-600£/ month, and if your gross rent is above that, you will probably get that mortgage approved.
      There's a bunch of steps you can take to make the numbers work. This channel, as well as others, will provide some guidance.

    Brilliant video Kevin, and I've just bought several of your books to help me get started. One question though, if you're doing an interest only mortgage (to keep repayments down I presume) the mortgage will never go down (except as a % of the market value), but you state that the rent goes up, the value goes up but the mortgage goes down? Have I missed something?

    You don’t pay capital back ? In your numbers, you only talk about the interest, but never capital payments, sorry, I’m from Argentina, and maybe I’m missing something in the way mortgages work in the uk
