That’s why I do the appraisal first so I know whether or not the seller is overcharging.
You mean your agent or you do a comparative market analysis or you actually hire an appraiser to do that? Kudos to you for doing that, your agent actually can do it for free (if you got a good agent) and give you a very accurate number. Appraisers are not always 100% accurate. I had a buyer do that and the house was appraised much higher than what it sold for and vice versa.
