The first thing I notice was that you have a huge backyard and the houses around you all have an additional two story homes. Best of luck. I think the added home would be a fantastic investment.

Tearing down the shed and making something bigger would be the best call and with how big the yard is, you could really make something worth while outback that could not just be bigger, but even elevated enough off the ground and safe enough from any quakes. The only thing that sucks is that this is a constant reminder to be prepared for anything in life, cause anything can happen, no matter where you are.
I don't know how you would ever find the time, but I'd watch a whole dang channel of you building your new unit!

A fresh start will be so nice. Being able to plan out exactly how you need it will be amazing. Tip: best flooring on the market now for durability is LVT vinyl planking. Hubby was an Installer for many years.) Love mine. ❤
If you keep on going to swap meets & flea markets at the same rate as you are now then you might consider a 3 story, 5000 sq. ft. games room with a sky bridge connecting to your house. In skating news, I'm going to see Black Flag on Wednesday with Mike Vallely of Powel Peralta fame on lead vocals!

Gonna be a big ADU back there, I'd personally get rid of some of the grass area and put in a usable garden also. We've been contemplating a 2 bedroom ADU on our property.
Make sure your new structure is above yard grade, maybe on "stilts" if your re building make sure you have a French drain set up. Easiest way to put drainage where needed and cheapest in comparison.

Planners unite! Such an underrated profession :) I hope you go with the ADU and maximize the potential for your property. Some cities offer pre approved plans that residents can use to save on engineering costs. I hope yours has some sort of incentive to make it a slam dunk!

How about a bed and breakfast catered around video games? Whole house decorated along with machines in every room including the bathroom!
The dog on the trampoline is the highlight 😂. Personally I’d get a bigger shed and raise it up a foot on concrete blocks. I’m sure your limited with room though. Floods are a nightmare man.
You could build kinda like a small wooden foundation with a step (if you want to be fancyer). You can build the shed on top of that so any future floods will only flood under or around the foundation and not directly into the shed.

An ADU makes sense from an economical standpoint. Costly to build but the long term payoff is fantastic.

That sounds like a solid idea, upgrade your home to suit your family and lifestyle, and either sell or rent the original. The only thing you are sacrificing is the open land, so you will need to consult/bribe the dog first :)
