Victoria has the highest property tax in Australia. Investing in Australia is v different from HK. You need to know the area to invest unlike HK where you can guarantee to make $$ no matter where you invested in HK until recently.

You will suffer if you such simply bring the investment tactic from HK to Australia as the tax in Australia is soooo much more complex and higher than HK.
@@loreychan9483 Buying most place anywhere in the world is better than HK n China nowadays. My investment property in Brisbane value has gone up 32 % since I bought it in 2020 with rental income yield of 5.5% much higher what you are getting in Melbourne CBD. The most important thing is I am getting negative gearing n depreciation rebate to offset my taxable income.
Here in Canada, you are not allowed to pick and choose your tenants.... let's say you only got one brown dude willing to pay your asking price for rent and if there's no issue with credit check and criminal record check, you have to rent to this brown dude or risk being reported for discrimination!!
前提下要找到好的租務管理公司,收了租三催四請都唔滙錢俾業主。賣樓又要先付非常貴的marketing fees, 未賣到樓已支付-大筆錢。

2017 澳元對港元𣾀率有冇計?
近二十多年,澳洲楼升了不少,十倍式以上,但人工落後,主播以😅外國人一大舊錢,澳洲個人入息税好快到50% ,年薪賺二,三十萬澳元已經高級行政人員,但税後所得不多。

Apartment 賺到現金流 但地唔係自己 以後維修任人開 天價都要硬食 扣稅回報仲可能少放銀行定期入息 仲要白忙一場 除非係好特別既apartment 一般apartment 隨時附近起新 大量供應 其實house 有好多租金回報有5-6% 升值潛力好好多 但如果係澳洲無身份真係唔好諗 一定有更好更簡單方法投資
