I have already been told by other brokers that if the seller decides to not pay the other side commission that they are going to steer their clients away from the purchase. This is highly illegal, and IO hope that their brokerage gets rid of that baggage.
Hi Travis I’m listening to your whole course from 2020. I’m currently listening to the section on liens being something that the buyer has to stipulate that they want taken care of before they close. I live in Texas, and when I was pregnant, my ex in-laws were highly mad that we were having a baby before becoming homeowners. I came home one day and my ex husband said he found a house we might could buy. It was very inexpensive and when we went to see it, it had obviously been a puppy mill. We were beat by an investor and in the end never bought a house together. But I remember there being a lien on that house. At the time I didn’t even know what a lien was. I didn’t know what it was until I started self-teaching real estate back in April of this year. The way you’re presenting it is that the buyers have to know enough to stipulate that the lien must be taken care of before closing. I definitely wouldn’t have known to do that, and I don’t think my ex husband would have either. Would an agent have explained that to us if we’d bought it? Or would we just have been screwed over in a house that already reeked of dog piss?
Great job with the explanation travis, but I can't help but think Black Rock has something to do with this. All those firms don't want anything to do with this side of commissions
I simply and inaccurately concluded that sellers were subsidizing the RE market buyers by giving some of the equity in their homes to bring less qualified buyers. I guess the actual accounting flow shows differently.
Very important to be transparent and HONEST with options for the sellers and buyer agents Wow I would not ever share my commission split on social media that is insane!

Do you think Dual Agency should be illegal in all 50 states? It is currently illegal in 8 states, shouldn't it be the others as well?
