Then when there are sound issues from wind, you can use the other video and a simple voice over for a fix. And the last piece of advice I have is, walk the house, write a script and have it checked for grammar by someone fluent in english. (Your english is VERY good but not perfect). Good flow and cadence when speaking can have a profound impact on your viewers. While a script will allow you to better point out features of the property.
Most of the people that buy are not fluent in English and thus wont even notice the grammar. The time that the English flood the market with second mortgages from banks in the UK is long over.
I have the impression that all the agents show properties that were already sold, just to get business. Not a good thing, it’s a waste of time for many.

Pretty nice home but definitely not spectacular. Lacking a good sea view it’s overpriced by at least 150k€.
