  • NOTE: I misspoke about the self-sufficiency test when buying 3-4 units with an FHA loan. The total potential rents of ALL units, including the one you will live in, will be used to calculate self-sufficiency. This means that 75% of the rent from all units should produce as much or more in rental income than the Principle, Interest, Taxes, and Insurance (PITI) of the mortgage payment.
Discover the secrets of house hacking using an FHA mortgage in this insightful RUclips video, where we dive into buying multi-unit properties, living in one unit, and renting out the rest.

The great thing about going from self employed to W2, is you basically only need a paycheck, not a 2 year history as W2. congratulations! It 's a very smart strategy and an exciting path to be on!

@@FindMyWayHome Hello, I was going to your channel. I enjoyed watching the videos on your channel. But very few people are watching those videos. If the viewers and subscribers aren't high, your channel will not be nominated for monetization. Many videos are on your channel, but only a few viewers have seen them because they are very far in the search rankings. As a result, the audience doesn't find it. If your video is SEO optimized, it will be at the top of the search engine. So, viewers will see SEO in your video, and you will understand the difference. Your videos do not have copyright protection; anyone can download them and upload them to their channel. so you need to protect your videos.

Good video. Isn’t the self sufficiency test calculated using 75% of all the rent generated from all 3 units of a Triplex or 4 units of a Fourplex? You explained it as only the rent of the other units the homeowner won’t be occupying.
