Within the story of the play, he's trying to get a banker (the guy sitting down) to lend him money so he can record a demo and try to make a career out of music; he plays this song that he wrote to show the banker what he can do.
Wolfen Six agreed on the guitar for Kazee. Arthur starts pretty sloppy as far as his tempo. Steve’s rhythm is perfect as well as the nuance of his strum. He picks out the notes he wants to highlight whereas Arthur just blindly strums all 6 strings constantly. However, Arthur hits the high notes cleaner and with much more power and control. Steve was more or less shouting above the top of his range and in the few live versions I’ve heard, he misses the notes frequently.

Leif probably not scripted...it can be really difficult to break a string just from your strum alone.
Because the guitar is tuned an open E there's extra tension on the 3rd 4th and 5th strings meaning breaks happen more often
