Great styling and presentation but none of the bedrooms have windows and that should not be allowed. It's against code in most other places around the world.
@@mrvk39 In NYC you can't call those two rooms as "bedrooms" legally as there are no windows. The big windows that are 12' tall are also looking into the back of other buildings.
@@MTMF.london i didn't know that about "bedrooms" but it's typical for lofts. First 2-3 floors typically have 12'-14 foot ceilings but stare at other buildings. Top floor typically gets more open views, but ceiling height drops to like 10-11, which is still great BUT not as dramatic as 14 foot ones. I rented half a loft in SoHo like this one. It was a fifth floor loft with direct elevator landing and cast iron columns. BUT, my bedroom had an (illegal) side window. Serhan actually did a video about a building that went literally next door to my old rental (and they had to close up that illegal window).
There has to be a window. I’m in NYC too, and I know that it is illegal to call a room a bedroom if there are no windows. So now we know there are windows but he didn’t show them in this video, that’s all.
@@od2437 yeah I just looked it up too. There are a few other apartments in that building that have the same problem, one of them had 4 bedrooms with no windows, but it was 3000sqft with a huge loft living area like this one.
@@AdrienneMint As per the floorplan, there are no windows in the primary bedroom. The smaller bedroom that is reached by steps is the only one with windows. All the windows are also looking out to the back of other buildings - not a pretty sight.
I have to say... I've seen a lot of realtor videos... apartments, chateus, penthouses, cottages, apartments, mansions. This loft and the way you presented it makes me want to live there. HUGE Kudos on the presentation of this property. Amazing job.
Very nice, trendy, and unique. I’d buy and renovate with Neo-Art Deco design in mind. Nonetheless, I thoroughly enjoyed the space and your presentation, Ryan. Bravo 👏👏👏.
Rooms big like the white one with the huge windows make me a little anxious. I need to feel like my back is protected. The green space with the yellow couch is perfect
Look at the floor plan, it is weird. 2 bedrooms that have no windows, so they are called "sleeping areas" because you can't legally label them as bedrooms. Serhant really is putting on the hard sell, doing his best to divert your attention to the lack of windows in most of the rooms.
It’s a loft with an open floor concept, so technically one of those is not a bedroom and labeled as a sleeping area. The other one is a bedroom with a window, however. Check out the floor plan on one of the listing sites: streeteasy.com/building/391-west-broadway-new_york/2wm
Hi Marian! This SERHANT. Channel is based around the Brokerage, and will feature other SERHANT. Agents besides Ryan, as well as all of our property tours for our listings. :) Welcome!
Trying to think what I'd do with the space just inside the door. Another lounge, which is what it is at the moment, seems pointless, but I think you'd have to rearrange some of the interior walls or dividers to make decent use of it. Without some clever design that runs the risk of giving you a very long, dark entry corridor though.
it's an industrial building, so you get a lot of interior space but no windows. Notice the bedroom also has no windows. It's the downside of most real lofts (not new buildings made to look like lofts) - they have limited window space vs. total square footage. So, no matter how you arrange your walls, you still have just 4 (though huge) windows for the entire 4,000 square feet.
@@hunterandolive2693 What would be the point of giant windows if the blinds have to be drawn all the time? And the "views" are also the back of other buildings!
For $6.995M you could buy an entire home with indoor/outdoor inground pool and some acreage in Upstate New York. No nearby Chinese Takeout upstate? That's what Seamless and UberEats and Caviar are for (tee-hee-hee). Yeah, we get it: Trophy Wife; Trophy Life.

lol
I really like it 🤷🏽♀️
Oh burn
You’re not wrong.
I love the balance of light and dark spaces
modern 1930s art deco style so beautiful and grand 🤩
It is extremely beautifully renovated & staged, but agree with the comments. It feels more like a stylish office than a home.

Amazing choreography!
This channel is so underrated. Also, beautiful apartment!
Glad you enjoy it!
Brilliant interior designing.
Beautiful house 🏠 God bless you 💖❤️💚 love you 💞💞💞
So when they go to library ask for green or red book?!
Some of them may be even blank
0:25 Nunca había visto una biblioteca en donde los libros se ordenan por colores 😂😂😂
Absolutely stunning ! Dream Home
Gorgeous ❤️
This place looks amazing for a photoshoot, but doesn't look at that appealing to live in.
The first en-suite n bathroom is a drop dead!
Very nice apartment brother..❤
simply stunning ❣❣

Wow, this doesn't look real😍 It looks like what a movie "SoHo Loft" would look like. The high ceilings and natural light are awesome.
I'd like to see it without other people's "crap" in it !
I watched it without sound and can only come to the conclusion that Ryan is conducting an orchestra with those waving arms?
Wow SO AMAZING:-)) I LOVE IT!
Amazing home, 😍👍
Good thing you are an actor Ryan!
This is the place for me.
WoW 🤩 a blast
very beautiful book shelf!
Reminds me of Maud’s apartment from Big Lebowski
STUNNING LOFT!
Adam Scott killed it in this episode of Bajillion Dollar Properties...
Imma buy this for my summer crib
Beautiful
The shelf!!!
Bookshelves for people who don't read books, but like pretty patterns.
Making that all important colorized book statement.
I could see a dining room set like that at the bingo place down to Columbus Ms.😂🤣 !!! Whew, fun times, there.
Nice loft. That's an awesome use of space.
I just want the bookcase. All the books!

What a view
Well I don't have the loft but at least I can say I have that George Nelson 'Coconut Chair' ("the pointy chair")
Great staging
Yellow sofa… great!
Thanks
Gobsmacking lounge ! But personally I couldn’t sleep in a bedroom without windows
Spectacular division of space, extraordinary taste in furnishings and colors! Too bad the agent sucked up full half the video focusing on himself.
Toda una obra de arte .Los espacios se lucen con muebles cuadros sillones llenos de colores y texturas
¡Estamos de acuerdo! Gracias por verlo :)
Love the blue hanging sculpture. Anyone knows who the artist is?

How much is it?
It’s a yes for me though are there no Windows at all in the bedrooms ? Like at all

Love the loft...visually stimulating...but Ryan, please, just some comments here and there would suffice to allow the viewer to enjoy the tour.
Well designed. What's the price tag?
love more short videos
What type of couch is in the centre living room ?

The perfect NY apartment.
It looks like a stylish coworking space where people can crash if they work long hours. The lack of privacy because of the giant window is ridiculous.
They make something called blinds for windows. They're a cool invention.

it would be cool to have a floor plan because honestly the edit is confusing I cannot make sense of how the rooms are disposed.

The choice of music for this video was very on brand for the property.
this is a really cool place but the way it's shot its hard to get a good idea of where everything it. it jumps about a bit too much.
This is so cool...

Where are the windows???
very beautiful artsy style but no windows in the bedrooms is a huge deal breaker if you could afford it in the first place
Double the serhant house tours? No complaints here.
Welcome to your happy place✨
windowless bedroom which are not legal in NYC , good luck trying to sell this one x just under 7 millions
If they can't be bothered to put windows in the bedrooms, I can't be bothered to buy it.
The jaw joke 😅
I really enjoyed this video. Even though you were giving us a tour of a luxury home, you didn't come across as pretentious or annoying.
Glad you enjoyed it!
The only window is in the living area and has all neighboring buildings looking in.
Bathroom out of living room? Kitchen no shelves and no pantry?
Not even Ryan can sell me this place

Great pitch - but having to climb steps to the only bathroom is not a positive feature, regardless of how it may look inside.
