I was concerned that your garage area might be over-whelmed with the deluge of rain, but it shows that it held up well including your solar system. Been here in Lipa 17 days now as Ghen and I are starting our Philippine retirement dream and bang, no power for a few days where we are staying here in Lipa and we made it thru KRISTINE. Talk about first time PI pagasa exposure but we are safe and sound brother. Glad Villa Feliz escaped the wrath!

In retirement, I want to grow Bonsai trees in the back/side yard. They have to be outside. I need to think about how to protect Bonsai trees from strong winds. Easy solution is to put Bonsai next to a wall.

If your going to have a leaky window it will always be the most inaccessible one to get to. I had a similar reoccurring problem once I hope I may be able to help you. First don't let the contractor put new sealant over the old. The old sealant needs to be ripped out and the gap totally cleaned out. Apply the sealant in two stages. Run a sealant bead into the gap and push in with a scrapper blade or putty knife you really need to pack in as this first phase gives you the waterproofing. Then apply sealant again to finish off to get a nice finish. Give it a day or two to dry and then water test by spraying water on the window for at least 20 minutes. This applies to glass window frame joints and window frame wall interface. Hope this helps.

The guy is 70 years old and he says in it that he’s not going back anymore…. I live in Vancouver Canada and not at retirement age yet and if we do retire we’d look to Manila area or maybe your area though we would look to go back from time to time … Thanks Mark
James, I'm a little curious about how much generator fuel you should have on standby? How much is too much to becomes dangerous and how much you might need for a few days during a storm and subsequence power outages? I have heard that fuel not being use for a long time is not good for the engine.
First off, I do not recommend a gas powered generator but rather diesel generators due to the safety of diesel over gas. With diesel you can store as much as you would like but normally 1 or 2 - 10 liter reserves should suffice. Both gas or diesel should be used up and not allowed to be stored for a long period of time. My recommendation is to run your generator from time to time to exercise it as well as use up old fuel so you can refresh your generator set and reserve containers with fresh fuel. Maybe do this once a year.
Hello james; did any body with a basement in TME got flooded? I followed the energy situation in TME and your correct for the brown out and the batteries recharging on the grid. Hope to see you next year
There are only 2 houses here with basements. Ours and our neighbors 2 blocks over. Neither of us had any issues with water getting into the basement area.

Ur drainage works well - Ours was clogged and mother has no good contractor . Do u happen to know reliable contractor . Thank u James

Did you have to run your generators?
You should do regular runs on gen sets to insure it will operate when needed. I recommend maybe once a month but not less than once every 3 months.
What grass do you have in your landscape? Bermuda grass?
